  5. Dear All, 1. Often, when a developer borrows financing from a bank to fund a condominium project; the bank does it's own calculations for each unit to be sold by the developer. 2. In fact, the banker will normally calculate out the cost of bidding/tender for the site and advises the developer; what is the mininum selling price for each unit. 3. To safe-guard the bank, often, the bank will require the developer to maintain the minimium price - so that the bank will not make a loss on the funding. 4. Sometimes, if one is fast enough; one can seek out bargains. But often, unfortunately, the bargains are for smaller units e.g. 2 rooms or studio ones where often the p.s.f can …

For building "A" which is the club-house cum function room; the building is very close to a particular block/stack. 2.2. I have highlighted in yellow a unit at 2nd storey that may have a potential poison arrow aimed towards it from the club-house roof-line. 2.3. There is another trellis court-yard. Which I had marked in red as "B". This court-yard is also close to a block/stack/unit. Thus it may be a potential sha …

Good if the balcony/living room faces clear space which implies virtual water. If not can consider placing a water feature at the balcony to activate it. Other than this, the rest of the sectors on this home has inbalances. If the master bedroom or a bedroom i…

Dear Users/Students of Geomancy.net, 1. Let me introduce you to the concept known as " Penetrating Sha Qi ". 2. Introduction 2.1 On 26 January 2003, I received an e-mail from a user who had purchased our Ba Zi report and found it very accurate as compared to one charted by a local practitioner. As our life readings coincide with his personal experience. 2.2 He informed us that a year ago, he had engaged a local Feng Shui practitioner. Things did not improve. 2.3. On the insistence of his wife, he engaged another Feng Shui practitioner to Feng Shui his home. At this point, he used a `special method' of Flying Star and tried to introduce changes. 3. However, as he had purc…

As it's twin towers look like two symbolic hand/palm (symbolic) of the receive position. Price per sq feet is approximately from $597. Currently, units are on Sale. And their sales hotline is: 63803800. In my opinion, based on it's prime location and favourable Shapes and Forms, if you currently looking for a condo unit, do check this out. 14. Whenever, I see these pictures of some of these views of Caribbean At Keppel Bay, 2 Keppel Bay Drive; it reminds me of a recent converstation with an old client: She was the one that sold her Sentosa Cove home for $36 million to the Chinese person. This topic was the talk of the real estate world and for many in Singapore a few weeks ago. The Caribbean At Keppel Bay, 2 Keppel Bay Drive although cannot equate the views it's neighbouring Sentosa, but; this development is equally popular today as it is just at the fringe of the Sentosa development and Vivo city mega shopping centre. Caribbean At Keppel Bay, 2 Keppel Bay Drive can be considered asthe "poorer" m…

    1. The best way to look at an entire area is to look at a large map of the surrounding areas of a development. 2. Within Adora Green DBSS,there are a total of 6 other uncompleted HDB developments:- 1. Acacia Breeze 2. Flora Spring 3. Vista Spring 4. Yishun Riverwalk 5. Yishun Natura 6. Yishun Jade Spring 3. I would say in GENERAL, because of the site location Adora Green would stand out quite well. Of course some of above developments do have their good points; 4. But generally, Adora Green has good External environment as to the East of this development are low rise schools: Two of them: North View Sec School and Huamin Primary School. 5. Stacks 10, 11 & 12 = N1 has the auspicious double 8s at it's frontage. Good if the frontage has a water position. But in this development N1 stacks/units face the Bukit Panjang Garden. Which is considered as clear space and in an unobstructed view situation; this clear space translate to "virtual water". Not real water, but at least, birds can fly freely at this frontage. 3.1 Good if the master bedroom is located at NE sector. As it has good auspicious star combinations of MS#6 + WS#1. 3.2 If a bedro…

Either the architect is in my opinion "lazy" or was forced to pack so many blocks / stacks so ... so closely in both Pasture 1 and Pasture 2. 2. The distance between stacks/units is like only "three car lengths". 3. Instead of "wraping" the blocks stacks within the plot of land; the architect perhaps simply "copied" similar blocks/stacks and duplicate them piecemeal to come out with such a site plan. 4. Such closely packed blocks/stacks/units are prone to sha qi or …

  20. Sales Brochure Riverbank @ Fernvale Brochure.pdf Feng Shui of Riverbank condo in Fernvale / Sengkang & Flying Star directions 1. Based on the street directory readings; the 4 blocks are slanted slightly to the right at 7 degrees North. 2. Another 0.4 degrees and all blocks land into a dangerous zone of emptyness or "no man's land". 3. Thus for now, my calculations show that all blocks/stacks/units either face N2 or S2. 4. If the development is tilted >0.5 degrees; it can change the readings to N3 or S3 respectively. Frankly, this is still ok since N2 and N3 chart are identical. Same as S2 and S3 flying star chart. 5. What is of …

Many are entrapped i.e. in very close proximity and has no view other than looking into other apartments. This is the general area where all these new flats are clustered together:- http://www.streetdirectory.com:8080/map.jsp?x=36220.7008101852&y=42206.2093460648&level=7&star=1&xyfile= Not all face inwards, but it seems a majority are facing each other. And Flying Star S3 facing charts are identical to a S2 chart. Based on the Block facing, stacks #19 and #20 are considered N3 facing. N3 charts are identical to a N2 chart.

Sennett Residence and Flying Star Feng Shui Majority of the stacks/units in this development either face Flying Stars Period 8 E3 or W3. E3 facing stacks: It is such a waste that the combined auspicious wealth stars are wasted at the "rear" of the apartment. This is usually where the kitchen and yard are located. W2 facing stacks:It is good to have clear space or a water position at the living room side. As the frontage of this facing has the double auspicious combinations of water wealth stars. The only drawback is also the DIRECT afternoon sun. Wealth but "cooked" or "roasted" by the afternoon sun.
