Singapore Property Review

  1. Location: 1,3,5,7 & 9 Jalan Membina (Next to Tiong Bahru Plaza/Tiong Bahru MRT) Developer: Winwell Investment Pte Ltd - Wing Tai Tenure: 99 years TOP: 1995 Although this condo is 99 years old and highrise with 412 units, because of its excellent location (across the street from Tiong Bahru MRT) - it will still command a good price per Sq foot of between $600 to $790 psf. Although a high price, but before the lease goes to 60 years, in my opinion, still a good investment for now. Current owners can easily sell it off in the future, should they ever need $$$. Besides these, 99 year old condos that are 4 storey or less height, are worth looking into. As the…

Further to what I had mentioned, many Singaporeans had paid unrealistic prices (to me I call it `crazy' prices) for apartments. For example, I remembered when this development was placed on sale, the price is something like S$800 to S$860 p.s.f. in late 2000 to 2001. Last year, the average 2nd owner market is around S$700 p.s.f. to S$740 p.s.f. There are several units that were placed on forced sale. And the transacted price is $492 p.s.f.! Freehold, 999 or statutory grant; again, do study or carefully look at the p.s.f. of the potential apartment that you like to purchase. Warmest Regards, Cecil

  4. Although South facing (Flying Star Period 8 South 2) has overall good Feng Shui, however, many units facing south would be affected by "Fire-at-Heaven's gate". For example, just take note of this unit confirguration. Where the balcony faces South and the stove is directly on the NW compass direction. Thus this unit suffers from "Fire at Heaven's gate". Many of such units are dotted within the ClementiWood's condominium. Will may have a bearing in the male breadwinner's career as well as 'no luck - from heaven'.

Sennett Residence and Flying Star Feng Shui Majority of the stacks/units in this development either face Flying Stars Period 8 E3 or W3. E3 facing stacks: It is such a waste that the combined auspicious wealth stars are wasted at the "rear" of the apartment. This is usually where the kitchen and yard are located. W2 facing stacks:It is good to have clear space or a water position at the living room side. As the frontage of this facing has the double auspicious combinations of water wealth stars. The only drawback is also the DIRECT afternoon sun. Wealth but "cooked" or "roasted" by the afternoon sun.

  9. These are some consideration: 1. Looks like the edge of Tower 22, Stack 45 is aimed towards Tower 10, Stack 18. Hopefully, it is not aimed towards the balcony / living room windows. 1.1 Unlike a bedroom window, which often can be easily neutralised by e.g. day curtain(s) or blinds; a living room area is often usually an open area. 2. Pot Luck and Tower 10, Stack 18. As it may be affected by both the poison arrow (sharp corner of Tower 22, Stack 45. STACK 18 ======== 2.1. 1. The best way to look at an entire area is to look at a large map of the surrounding areas of a development. 2. Within Adora Green DBSS,there are a total of 6 other uncompleted HDB developments:- 1. Acacia Breeze 2. Flora Spring 3. Vista Spring 4. Yishun Riverwalk 5. Yishun Natura 6. Yishun Jade Spring 3. I would say in GENERAL, because of the site location Adora Green would stand out quite well. Of course some of above developments do have their good points; 4. But generally, Adora Green has good External environment as to the East of this development are low rise schools: Two of them: North View Sec School and Huamin Primary School. 5. 16. Cityscape @ Farrer Park and Rubbish collection point In some instances, we have to open our eyes closely when selecting our costly investment of a property. In this example of Cityscape Condo; although there is tell-tale sign of a dead-end road leading into the development; No where says that there is a rubbish bin collection point. Here, if one is familiar with similar outlines of HDB site plans; one can immediately notice (see attachment); that most likely; it could be a drive-up / reverse-point for a rubbish truck to collect rubbish. If so, I wouldn't want to select a low unit especially stack #06 or even #07 as often the "smell" could permeate…

Sophia Hills Condominium (a re-launch) It is essential to verify the accuracy of the Sales Brochure's site-map against the local street directory to ascertain whether the North marking on the Sales Brochure's site-map is correct. This verification is necessary because, in previous instances, a few Sales Brochures contained not only inaccurate but significantly erroneous North markings on their site plans. Consequently, if one were to follow or rely on this North marking without question, it could lead to an unpleasant surprise later on... Is the sales brochure reliable? The positive aspect is that the margin of error is not merely a 5-degree discr…

What was the architect thinking when he/she designed the layout of Blocks 655A, 656B and 657A? For example: Stacks #718 (very close-to), #822 and #868 have one of the rubbish bins directly facing the unit's entrance area. And indirectly for stacks #820 and #866. And slightly further away for #716 as there is a emergency exit as a further buffer. [2017 launch]

S1 with stacks #972 & #978 has the combined auspicious wealth stars MS#8 + WS#8 positioned at the "rear" of the unit. This is unfortunate, as this area typically corresponds to the kitchen and yard. A bedroom in the East sector is beneficial for study purposes. If the main entrance is positioned in the NE, it will be excellent due to the favorable combinations of MS#1 with WS#6 in this sector. Hi Cecil, Guess what? While cruising around on Saturday, we came across 'Central View' by Far East. We visited the showflat and fell in love with the layout and furnishing immediately (no toilet in the center). On Sunday, we went to view our chosen unit and decided to purchase it. It's cheaper because its living room, master bedroom and 1 more bedroom are facing west, thus bask in the afternoon sun. However, it's facing the Serangoon highway instead of other building. Will need to install thick curtain. Again, need your advise on 2 items: 1. You mentioned that period 7 building has #5 star x 2 at east direction. The unit we've chosen has it's front door at east direction,…

Further to what I had mentioned: 1. Young couples who had just started work or even had worked for 3 or 4 years may still have difficulty servicing the loan quantum for anything above $288K to $300K. 2. Another thing to remember is that in Singapore; for a 99 tenure apartment; if the lease falls below 60 years, no bank would normally touch it - since it increases their risk exposure on the property. 3. Only those who are single and cannot afford a condo, often, consider these apartments. Warmest Regards, Cecil

  24. 1. In general, it is best to get a unit furthest away from the MRT line especially for units between 3rd to 6th storey. As the MRT train noise may penetrate thru some of the walls of apartments. (Noise pollution). 2. Usually in all developments, there are often good units and not so good units. Quote: I would like to know if the How is the feng shui for Yew Tee Residence coming up very near to the Yew Tee MRT.
