Singapore Property Review

Singapore Property Review

  1. 1. One of the key elements I take into account when assessing the viability of acquiring a property at a new BTO site or development is this factor. 2. Undoubtedly, everyone must confront mortality at some stage in their lives. 3. Nevertheless, considering the skyrocketing prices of newly constructed apartments, it is clear that owning a home entails a considerable financial obligation. 4. In the process of selling a property, our collective aim is to optimize our investment returns. 5. The positioning of the precinct pavilion, whether it is discreetly located in a corner or prominently visible from several units, holds minimal importance. 6. It i…

  3. 1. Do you want to have a general review of a new Condo reviewed? 2. Larger developments often will be reviewed once I can get hold of the Sales brochure with site plan and floor plans. 3. As you know, there are many small developments and there are just too many! Thus less likely to be reviewed unless someone puts in a request. Subject to my work-load and time. 3.1. 6. In the last few years; many new HDB flats has play catch-up with the condominiums and ECs. To make it sound nicer; the use of drywall’s has led to a nicer sounding theme: “New HDB flats with flexible layouts” This is to say that all older HDB flats inner walls were once constructed with pre-cast concrete slabs. But today, I have come across many new HDB estates using such dry walls: Ang Mo Kio, Sengkang, Punggol, Yishun and many other new estates.

  7. The Salvation Army building features roof-lines that may pose a potential hazard. The red arrow area indicates that there is a roof-line that exceeds the height of the yellow area. It is advisable to avoid positioning a low unit facing the Salvation Army building.

This article shares light into the value of investing in a HDB apartment that is especially close to both MRT and amenities. Due to the government's relaxation of rules for renting out an entire HDB apartments, some have asked their parents to move-in with them. And have rented out their parent's HDB apartment especially in areas like Holland Village, Queenstown etc... HDB apartments does not costs that much as compared to a condo, yet, some can sometimes yield higher or equavalent rentals to such condos.... 12. Adana at Thomson is a small freehold development with 74 units. Comprising 3 Blocks of 5 Storey Residential Flat with Roof Terrace, with a Basement Car Park with Swimming Pool and Communal facilities. On one hand, the let down is that it is just beside a petrol station (Block 551) and there are two other petrol stations upstream; This is where the concern of vapours from petrol pumps and ground level reservoirs (if any). More concerned for units at lower levels and particularly facing the petrol station. The plus is that it is next to the Lower Pierce Park and Lower Peirce Reservoir.

    1. The best way to look at an entire area is to look at a large map of the surrounding areas of a development. 2. Within Adora Green DBSS,there are a total of 6 other uncompleted HDB developments:- 1. Acacia Breeze 2. Flora Spring 3. Vista Spring 4. Yishun Riverwalk 5. Yishun Natura 6. Yishun Jade Spring 3. I would say in GENERAL, because of the site location Adora Green would stand out quite well. Of course some of above developments do have their good points; 4. But generally, Adora Green has good External environment as to the East of this development are low rise schools: Two of them: North View Sec School and Huamin Primary School. 5. To it's south and south-west acr…

To me, the outlines of the blocks with the 40 strata homes looks like a frog. Where block 22 looks like the head with the jaw-line between house numbers 10 to 16A. And the bottom two rows of strata homes looks more like the feet of the frog:-

  15. Alana a Hawaiian theme development at Sunshine Terrace a three storey cluster housing with condo facilities. For cluster houses and landed properties; it is good to superimpose the 1st storey layout with the 2nd storey layout. What to look out for? The main consideration is where is the kitchen and the stove location. For example, when I superimpose the above; I found that the kitchen stove on level 1 is directly above the illustrated bed-head poistion of bedroom 2 on level 2. In common sense Feng Shui, this is not ideal. Thus, ideally, don't have a bed directly above the stove. Perhaps, make this a study room instead. I also found that the …

Name: Amaryllis Ville Condominium Developer: WingTai Asia, Wing Tai Property Management Pte Ltd Tenure: 99 years Expected TOP: 31 March 2004 Location: 20, 22 Newton Road So far, this year, this is one of the most `interesting' condo. As it's twin towers look like two symbolic hand/palm (symbolic) of the receive position. Price per sq feet is approximately from $597. Currently, units are on Sale. And their sales hotline is: 63803800. In my opinion, based on it's prime location and favourable Shapes and Forms, if you currently looking for a condo unit, do check this out. 18. Amber 45 by UOL, located on Amber Road, occupies the site of a former landscape and nursery known as Ban Nee Chen. The land is characterized by its long and narrow rectangular shape. Prior to 1995, this area was referred to as the Rose Garden, a name derived from the plant nursery that once operated on this site. +++ This map indicates that Marine Parade has yet to be established. The circle leading to the reclaimed land of Marine Parade is also not prepared. Additionally, the sea view hotel was situated near the shoreline. \ +++ At that time, The Seaview Hotel was present. Amber Skye @ 8 Amber Road (Recently T.O.P.) The wavy pattern of Amber Skye represents the water element. Thus this tower is considered a "Water building". This art-decor design belongs to that of the early 1950's. The RC ledges makes each unit cooler especially the units facing the afternoon sun. Good newd is that these RC ledges does not count as a unit's floor area. Thus not taxed. The main concern is that it may be a blessing for birds which like to perch/rest in these ledges. Including depositing their bird shit. It harmonizes well with it's immediate neighbour the older King's mansion which…

    1. Ideally, in Feng Shui, it is best not to have blue-roof for buildings. 2. As a blue roof in the I-ching represents difficulties. Thus it is best not to have a blue roof i.e. nice-not-to have instead of must-not-have situation.

  22. Note: In later reviews, we will take a look to classify each of the buildings. For example, OUB building is considered a Fire element building. While the Overseas Chinese Banking Corporation building, The Ritz-Carlton Millenium is an `Earth Building'. While the United Overseas Bank Plaza One is a `Wood building'. One interesting thing about looking at a large number of buildings is to look at the trends or preferences (if any) of the designs by the architects. Usually, their designs either `caught' the eye of the owners or have to be revised perhaps according to Feng Shui in many instances! One must say that to be fair, the ultimate design is influenced by the buil…
