Location: Transit Road Developer: MCL Land Expected TOP is in 2004. Should be under Period 8. Overall, this is a four storey development. Total units: 1,281 2 or 3 bedrooms. Ground level units have distinctive Personal Enclosed Space (PES). Tenure: 99 years. Price per square foot is approximately $465 to $550. Worth considering, second-hand if available. Many of these type of development especially, the ground floor units i.e. with PES are always sold out due to high demand. PS. PLEASE READ A FORUM MESSAGE IN THIS SAME CONFERENCE. THE TITLE OF THE ARTICLE IS: "IMPORTANT NOTICE ON EACH REVIEWS"

Location: Lakepoint Drive Developer: Jurong Town Corporation TOP was in 1983. This estate is around 19 years old. Tenure: 99 years. Total units: 304 Comprising of: 2 bedrooms, Mainsonette, townhouse and penthouse. This condo is in a `U' ( horse-shoe ) shape. This is suppose to be a good design. However, it is a pity that there is no water positions or swimming pool located within this `U' shape. But rather, the swimming pool is to the right of the estate. PS. PLEASE READ A FORUM MESSAGE IN THIS SAME CONFERENCE. THE TITLE OF THE ARTICLE IS: "IMPORTANT NOTICE ON EACH REVIEWS" A real pity, here. Else, it would match some of the newer condominiums such as The Tropica Condomi…

Location: Siglap Road (Marine Parade) Developer: Mandarin Gardens Pte Ltd (Overseas Union Bank financed) Tenure: 99 years TOP was 16 years ago in 1986 Total units: 1,000 apartments. Comprising of Studio, 2 bedrooms, 3 bedrooms and Penthouse. When it was launched in 1986, many of the units are sold at a premium. Most probably because of the district 15 location. Even during that time, many of the units were vacant. And by coincidence, a video system at the guardroom to each unit - failed. Installed by Chubb, this system gave problems and did not work. In my opinion, there are many unsold units at this condo. Basically, in order to save space, the major blocks are connected…

Dear All, This newly T.O.P. executive condominium at Yishun currently has woes of not having a cable vision system hook-up due to the recent dispute between two major telco suppliers. On top of this, it's orientation is much like that of the Rivervale cres condominium, which I had highlighted sometime back. Please search for " Rivervale " if you want to find out more about, what may be instore for some residents of units 13 and 11 and also units 10 and 12. Warmest Regards, Cecil

Dear Stan, Yes, earlier, I do agree with your dad that the earlier unit is much better unit based on my earlier reasons. With respect to this two new units; please note the following:- 1. My views are strictly related to top-view shapes and forms. For example, it does not relate to the level / storey of the apartment; any tall lone trees or any other sha qi. 2. I personally prefer 805 next to Peiying Primary School as it seems able to catch in `qi' from all directions in a balanced way. 3. Furthermore, the most attractive thing is not so much of FS, but rather the close proximity to the Khatib MRT station. But do check out what is the `penetrating' noise level in the unit…

Dear Ellen, Yes, this is a very old estate in Macpherson/Circuit Road area. For circuit road, I am not too sure, but one fine day; if the economic picks up, it may get re-developed like in Toa Payoh. And those who stay there may get priority for new flats in this area. (Please do not take my word for it. I am just guessing. Please rely on govt/HDB's word for it. I believe it is not blk 121 (the units facing Paya Lebar Way road) as this is one of the most nosiest blocks (vehicle noise pollution) around. This is further fueled by the long stretch of this block that helps to retain and magnify such sounds. Warmest Regards, Cecil

The Yardley Site Plan In reference to my previous comments, if one examines the compass orientation on the site map:- http://www.mclland.com.sg/property/dreamhomes/theyardley/theyardley_siteplan.asp I personally find that many of the units here are not to my liking, as a significant number of them (in my view) will receive direct morning to noon sunlight from the East, and in the evening, many walls will also be exposed to the West (afternoon sun). At times, the heat can linger until 7 or 8 pm in the evening. (There is no concern if rooms are exposed to afternoon sunlight - and if one can afford air conditioning... then, that is acceptable!) Specifi…

Dear Koh, I believe that many of the readers in this forum are adults or at least adults. I have to apologise first, if you are not. This is because, what I am going to say may not appeal to the young. This is because, although it is right to say that Jade (or an object of jade is considered priceless) but; many are not aware of the "bad mouth" associated with Jade. If you are too young to read this... please close this message immediately.... STOP... Here goes... Perhaps Geylang will always be a red light district is because of it's association with Jade. Although many of us think that Jade is priceless, but if one research further it has SEXUAL connotations. Jade which…

Dear Kohsy, Yes, at the moment, because Geylang is a red light district. And, in my opinion, it looks like this red light district is going to stay for sometime. I believe that, in the next 10 to 15 years at least, this red light district will still be around - geylang. It is not like the government can simply relocate it to e.g. Pulau Ubi etc... Yes, and because of this reasoning; and in a recent documentary, some residents (females) who stay in condos in geylang were asked for such services. As a parent, we are already concerned about our children's education. We do not want to have additional concerns about their `safety' right at our door steps. Many of us cannot affo…

1. What you had described is very similar to the development known as The Meyer Place. This is the link to it:- http://forum.geomancy.net/phpforum/article.php?bid=2&fid=19&mid=5532&new= 2. In all developments, there are often excellent units, good units and inauspicious units. This depends on which floor, what is the external influence of that particular development. Thus no two homes in a same development is similar. 3. In the above example, the unit " achieves " a quantum leap in Feng Shui by "sucking" wealth from the duplex bungalow - directly within it's development. This bungalow formerly belongs to a wealthy merchant : Tan Lark Sye. 4. Location, loc…

If these homes are in the United States (US), homes outlined in RED would instead be considered as the least auspicious amongst the row of terrace homes. Please see attachment.

Floridian is a freehold development with a total of 336 units. It is expected to be completed in 2013. The development consists mainly of 7 cluster blocks of "earth" shaped blocks (rectangularish and flat roofs. When completed the development belongs to Period 8: 2004 to 2023 Flying Star Period. The best stacks are: The Verandah stacks #16 to #21 where majority of the facing direction is SW1. The Downtown block with stacks 02 03 06 07 also face SW1. While 01 04 05 08 are NE 1 facing directions. Hideaway block also have stacks facing NE1 in particular: 24 27. These flats should benefit from water star #08 at the frontage with the mountain sta…

1. In my opinion, it is not that bad. 2. Frankly, I see it more as a graceful geese gliding gracefully on water; see attachment 3. In my also; it looks less like a cooking pan as a cooking pan is rounded; where else this either looks: like the cake scoop. For example, when we scoop up a slice of a piece of cake to a plate. Or at least it is like a chopper as you had mentioned. 4. A chopper is actual good as this is an "offensive" weapon and the only thing is that whoever is in the "way" of this chopper e.g. neighbourhood land is not as good. For example, please see attachment Fabercrest hill site. It looks like the blade of the long Chinese weapon. 5. Edelweiss Pa…

1. The Scala has a total of 5 blocks of 17 stories each. Each of the blocks and stacks face a different Flying Star direction each: Blk 130 : NW3 (334) and SE3 (154) Blk 132 : E2 (85) and W2 (265) Blk 134 : NE3 (57) and W2 (265) Blk 136 : E3 (110) and W3 (290) Blk 138 : N2 (354) and S2 (172) 2. This takes me back to 1999 when the nearby The Springbloom condo has just TOP andall the units were sold-out. 3. The Scala by Hong Leong has got to be the hottest selling development in the NE of Singapore. Cannot blame(indirectly becausesomehow this area is popular both with the nearby amenities (and futur…
