Location: 19 Pepys Road / off Pasir Panjang Road Developer: Oasis Development P Ltd Temporary Occupation Permit date: 1988 (close to 5 years old) Freehold Approximately: 30 units Overall, this type of layout is rare. It would be extremely inauspicious for such a design if the frontage is facing the sea or canal or a water position. The slope at the frontage is symbolic of water flowing away from the development. Warmest Regards, Cecil

Location: Bayshore Road / close to Upper East Coast Road and East Coast Parkway. Many of the south facing units which formerly had views towards the East Coast Park and sea view facing Indonesia is gradually being blocked. However, overall, this place still command good Feng Shui. (Please see my comments, below, later). Developer: Bayshore Park Pte Ltd, a subsidiary of Far East Organisation Tenure: 99 years TOP was in 1997 or around 6 years old. It has a total of 1,038 units ranging from 2, 3, 4 and penhouse. Because of its good location at the east i.e. district 15 / 16, price per sq feet can range from $580 to $750. Previously, two years ago, prices are as high as $590 …

  4. Dear Users, 1. All reviews of condominiums are based purely on general external shapes and forms. 2. My reviews does not take into consideration that each unit within the development can vary - average, good, very auspicious or inauspicious. 3. For example, sometimes, good condos that had been reviewed, may have some units that have toilets at the centrepoint or other fatal shapes and forms problems either of it's interior or external. For example, the corner of another block points to the block one wants to buy. 4. Therefore, I must highlight that no two units are similar. Sometimes, from a top view, the swimming pool may curve in or act a…

Dear Users/Students of Geomancy.net, 1. Let me introduce you to the concept known as " Penetrating Sha Qi ". 2. Introduction 2.1 On 26 January 2003, I received an e-mail from a user who had purchased our Ba Zi report and found it very accurate as compared to one charted by a local practitioner. As our life readings coincide with his personal experience. 2.2 He informed us that a year ago, he had engaged a local Feng Shui practitioner. Things did not improve. 2.3. On the insistence of his wife, he engaged another Feng Shui practitioner to Feng Shui his home. At this point, he used a `special method' of Flying Star and tried to introduce changes. 3. However, as he had purc…

Dear All, Punggol (Edgefield plains) Govt Housing Development Board flats (HDB) Many of these new generation HDB flats face each other. Many are entrapped i.e. in very close proximity and has no view other than looking into other apartments. This is the general area where all these new flats are clustered together:- http://www.streetdirectory.com:8080/map.jsp?x=36220.7008101852&y=42206.2093460648&level=7&star=1&xyfile= Not all face inwards, but it seems a majority are facing each other. Air flow is often at the mercy of specific timing or sometimes, it just flows past some units. Many of these flats TOP in 2002 and lots more TOP this year and the next. Gen…

dear cecil, please take your time to reply section by section because i guess, a lot of us can learn from it. for those buildings that you had mentioned, their shape is pretty clear cut as related to FS. This is because they are either tall and thin(wood) or like rocket(fire). they do not have funny shape like those of HDB flats. for example, the primary school that you mentioned that has a shape of a gun, i think it needs a FS eye to see it. or else, we won't have notice it and will not have understood how it has affected the couple. i think when it comes to shapes and form FS, it really needs a well-trained FS eyes to see it. wouldn't you agree? 8-) Kenny

The Sim Lian Group is an up and coming developer. Their url: http://www.simlian.com.sg Previously; little known to many, it is a main con as opposed to being a developer. Overall, having seen many of the developments which it is th main con; I am very impressed by their build quality. In the past, even developers like MCL Land, use the company as the main con for their Seletar Springs condominium. Here, this low rise development has roof structure made of (steel) as opposed to wooden plank roofs etc... Many of it's projects are for the statutory boards owned by the government:- http://www.simlian.com.sg/CorpInfo/Construction/SLC/projects.htm It is worth to note that it's…

  11. Dear All, 1. Often, when a developer borrows financing from a bank to fund a condominium project; the bank does it's own calculations for each unit to be sold by the developer. 2. In fact, the banker will normally calculate out the cost of bidding/tender for the site and advises the developer; what is the mininum selling price for each unit. 3. To safe-guard the bank, often, the bank will require the developer to maintain the minimium price - so that the bank will not make a loss on the funding. 4. Sometimes, if one is fast enough; one can seek out bargains. But often, unfortunately, the bargains are for smaller units e.g. 2 rooms or studio ones where often the p.s.f can …

  14. Dear All, Another good indicator when house-hunting (especially for more afforadable 99 year lease) apartments is to take note of: 1. "Unsold" units in a development that had already obtained TOP for more than 1 year and yet no take up for "choice units" as found under this relatively new developer's developments:- http://www.ntuc-choicehomes.com/available.htm Here, they have listed three `not so' hot selling properties especially Tropical Springs and Rivervale Crest:- 1. Tropical Springs It should have been a good sell considering that it is in walking distance of the Simei MRT station. But, yet choice units remained unsold. 2. Rivervale Crest I had…

ARE YOU PAYING MORE THAN WHAT YOU SHOULD FOR THAT PROPERTY? IS IT THE RIGHT TIME TO BUY? Another good tool to guage property prices is by looking at the Property Price Index. For example, if one had purchased a private property between 1998 and 1999; this was one of the best times to do so. As the private property price is lowest for quite sometime close to the 100 percent mark. If one looks at the graph, 2001 and 2002 seems quite good since for 4th quarter 02, it went to one of the lowest at 115.1 percent. In my opinion, perhaps if more and more condos are built, we could find the private property prices fall to as low as the 60 percentile mark as in 1983/1984 or lo…

Dear All, In my opinion, Housing Development Board (HDB) Executive Apartments similar to Executive Units 44 and Unit 56 is "inauspicious". If one looks carefully in the illustration, the edge of the master bedroom toilet (external wall) of Executive Unit 48 is aimed at the frontage area of Unit 44. While Executive unit 52's external wall is aimed at the frontage of Unit 56. Warmest Regards, Cecil Although it is not directly aimed at the main door, it the bulk of the flow is concentrated within the main door area. It will affect the main door since the `cutting' sha qi is wide and "penetrating". Erh.. good luck to those staying at Unit 44 or Unit 56 of Block 502A (12 store…

Springside Walk Villas Others: Looks like Nuovo EC is ready but, TOP is just a stone-throw away! In my opinion, this EC took quite sometime. But in my opinion, in long term, because of it's proximity to the MRT and Yio Chu Kang market plus schools, a very good buy for first time home owners. Congratulations on new home owners! who are collecting their keys. BTW…

This article shares light into the value of investing in a HDB apartment that is especially close to both MRT and amenities. Due to the government's relaxation of rules for renting out an entire HDB apartments, some have asked their parents to move-in with them. And have rented out their parent's HDB apartment especially in areas like Holland Village, Queenstown etc... HDB apartments does not costs that much as compared to a condo, yet, some can sometimes yield higher or equavalent rentals to such condos.... 1. As mentioned, in my earlier comments, those units circled in pink, should have NO problem even with the toilet bowl. Such units should be able to easily "weather" the "leak". 2. Yes, the additional WC can easily be removed. And one can apply for a one time check so that one no longer pays the conservancy charge for the extra WC. In terms of the Feng Shui, it is a better choice not to have this additional WC (if it is not fully needed). 3. For a partition, these are some common guidelines:- 3.1. Avoid placing shoes in the partition cabinet. 3.2 Avoid circular designs for the partition 3.3 Avoid placing a reflective glass facing the main door 3.4 A partition should if…
