Impact of cooling measures introduced on 11 Jan 2011 18th January 2013 Summary For those smart people who do not want to waste their time reading all the details: The Singapore Property Market has become one with very low upside potential in the medium term (3 ? 5 years), but with quite significant downside risks. Low upside because: The govt is committed to not letting the prices to go up significantly. High Downside because: Huge supply (200 k units), and lower demand (reduction of foreign labour). Possible course of action if you agree with the above analysis : If you do not have any sentimental or intangible value for your apartment, it is perhaps a good time to s…

1. Please note that the photos you are about to see are just mock-up models of what the newly launched Kovan Regency's frontage looks like. 2. Based on Shapes and Forms Feng Shui; let's hope that the actual yet to be built development does protect especially the pillar circled in RED that is holding up the gym (above). 3. If a vehicle or lorry were accidentally crash into this pillar.... let's hope it is not fatal. 4. Alternatively, when this development is completed; let's hope the two "sticks" or pillars holding it : circled in red and yellow are adequately protected by e.g. flower bays or ballards or buoys. 5. Furthermore, if we take this mock-up seriously, at the vehi…

Again this reminds me of the glut in property launches.... Stamp duty covered... and finally, when property developers start introducing "Furniture vouchers"; this reminds me of the slump in property demand around the year 2001....

SOURCE AND CREDIT: TODAY ON SUNDAY APRIL 8, 2012 Consumer Association of Singapore Case tips on dealing with contractors - check licenses, accrediation and credintials of firms. The uncompleted Blocks 308 and 310 Punggol. From a Shapes and Forms Feng Shui; the stacks are cemented together in some kind of a broken hex type of design. Highly unusual. But from a first view; many stacks because they are "glued together" can be generally considered as "not favourable external shapes and forms due to perhaps, how qi is going to circulate properly within many stacks. As there is a waterway running between Block 308 under Waterway Ter I and Block 310 Waterway Ter II; the architects have opened up the hex at locations facing the waterway from both blocks. Truly, a highly unusual design. Very uncommon design. For such a development; more likely; depending …

Nowadays, as you can see, many people approach Feng Shui, even before they select their flats. This is a smart choice and this is an uprising trend especially from 3 years ago. The most efficient method is, in my opinion, for a Geomancer to use a BLANK canvas such as the entire sitemap and start "painting" information onto the sitemap. Seriously, if you take a glance at the attachment... it takes many hours to plot the facing direction of each individual stacks, analyse and work out comments.... But don't you think it is worth it? At a glance, especially at a time critical situation, where your turn comes, someone else sitting at the next booth is also selecting a flat; y…

As always, the key success factor is : THE FORMS DETERMINE THE STARS, THE STARS DETERMINE THE FATE OF THE PEOPLE LIVING IN A HOME. A worked example of the combination of the application of both FORMS (Shapes and Forms) and Stars (Flying Star facing direction analysis)... Nowadays, this is the trend of the smart.... A thorough analysis includes many things: 1. Afternoon sun consideration 2. Pavilions where wakes (for the dead) are held 3. Any poison arrows (Sha qi) in the form of lamp posts; sharp edges of neighbouring blocks 4. Flying Star facing directions of each of the potential stacks or units 5. White Pollution from road noise, bus stops etc... 6. Potential missing c…

In this example, luckily, no homes were built at the marking in RED x 3. There should be sufficient space for a plot at each of these three RED X's but, certainly such plots again, under Shapes and Forms are considered inauspicious.

1. This is a rare sight nowadays; as many of the fire escape staircases are tucked away without good views. 2. Nowadays, such "valuable" estate is taken over by corner units of apartments. 2. The picture shows a block 491, Admiralty Link. 3. This type of staircase (reminds me) was formerly found on one of the earliest Singapore slab flats and also on the old Singapore Orchid $1 notes. 4. The only difference is that the cluster of flats around Admiarlity Link such as Block 491; are much, much taller than the "concrete slab look" this is why it is commonly called a "slab"- rectanguarlish flats: popularof the governments public housing in the 1960's: consisting usually of o…

This condo, nestled on a tranquil and serene site at Aracdia Road - off Adam Road was unsuccessful in topping up the lease to 99 years. As in Singapore, when a development reaches 60 years or less of lease; it is difficult for potential buyers to seek loans and this leads to plummeting price for the development. This is an extract: Source: The Sunday Times April 10, 2011 INSPIRED BY THE HANGING GARDENS OF BABYLON Arcadia belongs to the old generation of private condominiums in Singapore which began to appear in the late 1970s. It was designed by local architect Chua Ka Seng, the design consultant who also left his mark on Shangri-la Hotel's garden wing. Arcadia wa…

Last weekend, a previous client of mine called that he is house hunting as he needs a larger home. Furthermore, his current home has lots of staircases even to the "guest room" where is mother-in-law is staying. He chanced upon an "open house" for no. 1 Parry View which is on sale for whatever reasons. From the streetdirectory map: No. 1 Parry View: does not seem to have very good Shapes and Forms Feng Shui. Take alook at the home at the "bottom" of the Y. Feng Shui can still help to redress some of the issues. But this is already a major leak: Location, location, location - ain't good! Based on Shapes and Forms; this home is situated at the "bottom" of the "V" of t…

1. In my opinion, it is not that bad. 2. Frankly, I see it more as a graceful geese gliding gracefully on water; see attachment 3. In my also; it looks less like a cooking pan as a cooking pan is rounded; where else this either looks: like the cake scoop. For example, when we scoop up a slice of a piece of cake to a plate. Or at least it is like a chopper as you had mentioned. 4. A chopper is actual good as this is an "offensive" weapon and the only thing is that whoever is in the "way" of this chopper e.g. neighbourhood land is not as good. For example, please see attachment Fabercrest hill site. It looks like the blade of the long Chinese weapon. 5. Edelweiss Pa…

1. The road sign in one of the photos says : " Sixth Avenue". 2. This house is at the apex of a " Y " fork road. 3. To the right side of the main entrance door is a large open canal. Generally, this is not auspicious. See photo: Shapesnforms4.jpg 4. The home is an acute triangle shape. Hmm.... not the best of Shapes and Forms Feng Shui....
