Singapore Property Review

  1. Started by Cecil Lee,

The following developments are handed over for those who can take over the units before the Chinese 7th month, this year:- 1. Changi Rise Condo (Just TOP a few weeks ago) 2. Goldenhill Park Condo (TOP a few months ago) 3. Goldenhill Villas (Just TOP, this week) 4. Amaranda Gardens (TOP a few months ago) 5. Springside Walk Villas Others: Looks like Nuovo EC is ready but, TOP is just a stone-throw away! In my opinion, this EC took quite sometime. But in my opinion, in long term, because of it's proximity to the MRT and Yio Chu Kang market plus schools, a very good buy for first time home owners. Congratulations on new home owners! who are collecting their keys. BTW…

Dear All, In my opinion, Housing Development Board (HDB) Executive Apartments similar to Executive Units 44 and Unit 56 is "inauspicious". If one looks carefully in the illustration, the edge of the master bedroom toilet (external wall) of Executive Unit 48 is aimed at the frontage area of Unit 44. While Executive unit 52's external wall is aimed at the frontage of Unit 56. Warmest Regards, Cecil Although it is not directly aimed at the main door, it the bulk of the flow is concentrated within the main door area. It will affect the main door since the `cutting' sha qi is wide and "penetrating". Erh.. good luck to those staying at Unit 44 or Unit 56 of Block 502A (12 store…

ARE YOU PAYING MORE THAN WHAT YOU SHOULD FOR THAT PROPERTY? IS IT THE RIGHT TIME TO BUY? Another good tool to guage property prices is by looking at the Property Price Index. For example, if one had purchased a private property between 1998 and 1999; this was one of the best times to do so. As the private property price is lowest for quite sometime close to the 100 percent mark. If one looks at the graph, 2001 and 2002 seems quite good since for 4th quarter 02, it went to one of the lowest at 115.1 percent. In my opinion, perhaps if more and more condos are built, we could find the private property prices fall to as low as the 60 percentile mark as in 1983/1984 or lo…

  9. Dear All, Another good indicator when house-hunting (especially for more afforadable 99 year lease) apartments is to take note of: 1. "Unsold" units in a development that had already obtained TOP for more than 1 year and yet no take up for "choice units" as found under this relatively new developer's developments:- http://www.ntuc-choicehomes.com/available.htm Here, they have listed three `not so' hot selling properties especially Tropical Springs and Rivervale Crest:- 1. Tropical Springs It should have been a good sell considering that it is in walking distance of the Simei MRT station. But, yet choice units remained unsold. 2. Rivervale Crest I had…

Dear Koh, I believe that many of the readers in this forum are adults or at least adults. I have to apologise first, if you are not. This is because, what I am going to say may not appeal to the young. This is because, although it is right to say that Jade (or an object of jade is considered priceless) but; many are not aware of the "bad mouth" associated with Jade. If you are too young to read this... please close this message immediately.... STOP... Here goes... Perhaps Geylang will always be a red light district is because of it's association with Jade. Although many of us think that Jade is priceless, but if one research further it has SEXUAL connotations. Jade which…

Dear Kohsy, Yes, at the moment, because Geylang is a red light district. And, in my opinion, it looks like this red light district is going to stay for sometime. I believe that, in the next 10 to 15 years at least, this red light district will still be around - geylang. It is not like the government can simply relocate it to e.g. Pulau Ubi etc... Yes, and because of this reasoning; and in a recent documentary, some residents (females) who stay in condos in geylang were asked for such services. As a parent, we are already concerned about our children's education. We do not want to have additional concerns about their `safety' right at our door steps. Many of us cannot affo…

  15. Dear All, 1. Often, when a developer borrows financing from a bank to fund a condominium project; the bank does it's own calculations for each unit to be sold by the developer. 2. In fact, the banker will normally calculate out the cost of bidding/tender for the site and advises the developer; what is the mininum selling price for each unit. 3. To safe-guard the bank, often, the bank will require the developer to maintain the minimium price - so that the bank will not make a loss on the funding. 4. Sometimes, if one is fast enough; one can seek out bargains. But often, unfortunately, the bargains are for smaller units e.g. 2 rooms or studio ones where often the p.s.f can …

The Sim Lian Group is an up and coming developer. Their url: http://www.simlian.com.sg Previously; little known to many, it is a main con as opposed to being a developer. Overall, having seen many of the developments which it is th main con; I am very impressed by their build quality. In the past, even developers like MCL Land, use the company as the main con for their Seletar Springs condominium. Here, this low rise development has roof structure made of (steel) as opposed to wooden plank roofs etc... The Yardley Site Plan In reference to my previous comments, if one examines the compass orientation on the site map:- http://www.mclland.com.sg/property/dreamhomes/theyardley/theyardley_siteplan.asp I personally find that many of the units here are not to my liking, as a significant number of them (in my view) will receive direct morning to noon sunlight from the East, and in the evening, many walls will also be exposed to the West (afternoon sun). At times, the heat can linger until 7 or 8 pm in the evening. (There is no concern if rooms are exposed to afternoon sunlight - and if one can afford air conditioning... then, that is acceptable!) Specifi…

Dear Ellen, Yes, this is a very old estate in Macpherson/Circuit Road area. For circuit road, I am not too sure, but one fine day; if the economic picks up, it may get re-developed like in Toa Payoh. And those who stay there may get priority for new flats in this area. (Please do not take my word for it. I am just guessing. Please rely on govt/HDB's word for it. I believe it is not blk 121 (the units facing Paya Lebar Way road) as this is one of the most nosiest blocks (vehicle noise pollution) around. This is further fueled by the long stretch of this block that helps to retain and magnify such sounds. Warmest Regards, Cecil

Dear Stan, Yes, earlier, I do agree with your dad that the earlier unit is much better unit based on my earlier reasons. With respect to this two new units; please note the following:- 1. My views are strictly related to top-view shapes and forms. For example, it does not relate to the level / storey of the apartment; any tall lone trees or any other sha qi. 2. I personally prefer 805 next to Peiying Primary School as it seems able to catch in `qi' from all directions in a balanced way. 3. Furthermore, the most attractive thing is not so much of FS, but rather the close proximity to the Khatib MRT station. But do check out what is the `penetrating' noise level in the unit…

dear cecil, please take your time to reply section by section because i guess, a lot of us can learn from it. for those buildings that you had mentioned, their shape is pretty clear cut as related to FS. This is because they are either tall and thin(wood) or like rocket(fire). they do not have funny shape like those of HDB flats. for example, the primary school that you mentioned that has a shape of a gun, i think it needs a FS eye to see it. or else, we won't have notice it and will not have understood how it has affected the couple. i think when it comes to shapes and form FS, it really needs a well-trained FS eyes to see it. wouldn't you agree? 8-) Kenny

Dear All, In the early 1980's, when I did my reservist training; during defence exercise at Sembawang/Yishun; some of the troops doing defence work; while digging defensive trench, found a wood coffin. This area is closer to Sembawang Park/upper Yishun or Yishun North area. There is really no issue with this. Often, it is best that proper rites were performed and locations should be cleansed of all burial sites. This is more important for the first few years prior to the built up of flats in Yishun. Today, or by now, all yin qi should have been cleansed since Yishun now is a hive of human activity; vehicular movement and much yang activity. In fact, many parts of Singapor…
