Singapore Property Review

Singapore Property Review

Further to what I had mentioned: 1. Young couples who had just started work or even had worked for 3 or 4 years may still have difficulty servicing the loan quantum for anything above $288K to $300K. 2. Another thing to remember is that in Singapore; for a 99 tenure apartment; if the lease falls below 60 years, no bank would normally touch it - since it increases their risk exposure on the property. 3. Only those who are single and cannot afford a condo, often, consider these apartments. Warmest Regards, Cecil

Dear Users/Students of Geomancy.net, 1. Let me introduce you to the concept known as " Penetrating Sha Qi ". 2. Introduction 2.1 On 26 January 2003, I received an e-mail from a user who had purchased our Ba Zi report and found it very accurate as compared to one charted by a local practitioner. As our life readings coincide with his personal experience. 2.2 He informed us that a year ago, he had engaged a local Feng Shui practitioner. Things did not improve. 2.3. On the insistence of his wife, he engaged another Feng Shui practitioner to Feng Shui his home. At this point, he used a `special method' of Flying Star and tried to introduce changes. 3. However, as he had purc…

  3. Dear Users, 1. All reviews of condominiums are based purely on general external shapes and forms. 2. My reviews does not take into consideration that each unit within the development can vary - average, good, very auspicious or inauspicious. 3. For example, sometimes, good condos that had been reviewed, may have some units that have toilets at the centrepoint or other fatal shapes and forms problems either of it's interior or external. For example, the corner of another block points to the block one wants to buy. 4. Therefore, I must highlight that no two units are similar. Sometimes, from a top view, the swimming pool may curve in or act a…

Location: Bayshore Road / close to Upper East Coast Road and East Coast Parkway. Many of the south facing units which formerly had views towards the East Coast Park and sea view facing Indonesia is gradually being blocked. However, overall, this place still command good Feng Shui. (Please see my comments, below, later). Developer: Bayshore Park Pte Ltd, a subsidiary of Far East Organisation Tenure: 99 years TOP was in 1997 or around 6 years old. It has a total of 1,038 units ranging from 2, 3, 4 and penhouse. Because of its good location at the east i.e. district 15 / 16, price per sq feet can range from $580 to $750. Previously, two years ago, prices are as high as $590 …

Location: 19 Pepys Road / off Pasir Panjang Road Developer: Oasis Development P Ltd Temporary Occupation Permit date: 1988 (close to 5 years old) Freehold Approximately: 30 units Overall, this type of layout is rare. It would be extremely inauspicious for such a design if the frontage is facing the sea or canal or a water position. The slope at the frontage is symbolic of water flowing away from the development. Warmest Regards, Cecil

Hi Cecil, Guess what? While cruising around on Saturday, we came across 'Central View' by Far East. We visited the showflat and fell in love with the layout and furnishing immediately (no toilet in the center). On Sunday, we went to view our chosen unit and decided to purchase it. It's cheaper because its living room, master bedroom and 1 more bedroom are facing west, thus bask in the afternoon sun. However, it's facing the Serangoon highway instead of other building. Will need to install thick curtain. Again, need your advise on 2 items: 1. You mentioned that period 7 building has #5 star x 2 at east direction. The unit we've chosen has it's front door at east direction,…

Sims Ville Condominium was completed in 1998. TOP same year. Developer: Sims Place Realty Ltd (CapitalLand) - formerly developed by DBS. Tenure: 99 Years Location: Geyland East Avenue 2 In my opinion, this condo has `several' landmines within it's vicinity, Chinese temples, mosque, church. The MRT track is also close-by. If you intend to buy second-hand, do be m ore careful and take note of units that may be facing any of the above. Warmest Regards, Cecil

Many of Singapore's oldest Shopping malls or shopping centres are opened in the late 1970s. Many of these shopping centres are now tucked away with poor mix of shops. Many of the older ones are popular with renovation contractors and maid agencies. These shops are not a popular draw of crowds in Singapore who wants to relax and `window shop'. Many of these shops were developed under Period 6. And when Period 7 started, the fortunes at these shops begin to wane. In period 8, or after year 2003 (giving it a further 1 year) before Period 8's influence start to increase while Period 7's go into obscurity. It is interesting to note this phenomenon as we will see many business …

  11. Note: In later reviews, we will take a look to classify each of the buildings. For example, OUB building is considered a Fire element building. While the Overseas Chinese Banking Corporation building, The Ritz-Carlton Millenium is an `Earth Building'. While the United Overseas Bank Plaza One is a `Wood building'. One interesting thing about looking at a large number of buildings is to look at the trends or preferences (if any) of the designs by the architects. Usually, their designs either `caught' the eye of the owners or have to be revised perhaps according to Feng Shui in many instances! One must say that to be fair, the ultimate design is influenced by the buil…
