In the past, many look at the Feng Shui of a home after they purchased it. The trend today is "Can or cannot buy" before I booked my home (apartment or landed property). The smart ones often go for the, latter... (see Feng Shui - can or cannot buy) before commiting. Fernvale Riverbow, already allocated and this resource is released... for info...

Location: 24, 26 and 28 Fernwood Terrace Developer: Hong Leong Holdings via Harbour View Hotel Pte Ltd TOP was in 1994 or around 8 years ago. Tenure: Freehold A total of 215 units comprising 3, 4, Studio and Penthouse apartments. Comments: 1. Formerly, this site was located on a Malay type of village. 2. Once the former qi of this village inclusive of a few unmarked burial was removed, thru time, this site being renewed with much Yang (human activity) because of it's 215 units and family nucleus. 3. In fact, in Singapore, there are few of such a configuration: where the twin blocks can actually be seen as one rectangle sitting nearly 45 degrees from inters…

In 1631, Shah Jahan of the Mughal empire was griefstricken after his thrid wife Mumtaz Mahal, died during the birth of their fourteenth child, Gauhara Begum. Construction of the Taj Mahal began in 1632, one year after her death. Themain mausoleum was completed in 1648 and the surrounding buildings and garden with the reflecting pool were finished five years later. This is one of the first condo, that highlights that it has reflecting pools. (By the way) the pools are too shallow even for babies or kiddies to wade in. More likely, it is just nice for froggies... Other famous examples of reflecting pool:-http://en.wik…

1. In my opinion, this small condo development with two stacks #01 and #02 get "top marks" for poor Shapes and Forms. 2. Pedestrian crossing Although the developer had cleverly avoided units directly towards any units; 3. SPC petrol station The main concern is the SPC petrol stations + fumes. Highly unlikely that it will blow-up... 4. When I was at this development, there are still units available beside this SPC petrol station. (Maybecancerous should one be exposed to prolonged fumes....)

1. This is a rare sight nowadays; as many of the fire escape staircases are tucked away without good views. 2. Nowadays, such "valuable" estate is taken over by corner units of apartments. 2. The picture shows a block 491, Admiralty Link. 3. This type of staircase (reminds me) was formerly found on one of the earliest Singapore slab flats and also on the old Singapore Orchid $1 notes. 4. The only difference is that the cluster of flats around Admiarlity Link such as Block 491; are much, much taller than the "concrete slab look" this is why it is commonly called a "slab"- rectanguarlish flats: popularof the governments public housing in the 1960's: consisting usually of o…

Five (5) major Mainland Chinese Developers in Singapore today:- - Cash Rich - Property as an Insurance against Yuan devaluation - Government Land Sales (GLS) 1. Qingjian Realty (South Pacific) Group Based in Qingdao Parent company has hands in building and construction, consultancy, investment and logistics. Natural Loft DBSS was the 1st DBSS to be built by a foreign developer amidst the financial crisis Started off with poor sales: 80 out of 480 units sold in the first month of launch Gave away two VW cars to entice buyers In 1999 it began as a sub-con…

Flo Residence @ Punggol Field Walk: 1. Frankly, although the stacks / units are reasonably priced; 2. I feel that this development equally has not so good Shapes And Forms Feng Shui. 3. The worst stack is #19 of Block 9. As it is in close proximity with it's neighbouring HDB Block 169A of Punggol Nautilus (169A Punggol Field). Please see illustration. 4. Furthermore, this development has a rectangular missing corner that is ear-marked for a proposed church. 4.1. In the near future, especially Block 3 and Block 5 pool facing stacks would daily be reminded of "going to church" as most certainly the church's spine in the form of a cross would be obvious on it's roof. Howev…

FloraVille (Flora Ville) @ Cactus Road Under symbolism; I know of some businessmen who on hearing the word "cactus" would simply not even want to look at a home or even an apartment on such a road. Perhaps, to I suspect just these few persons; in their younger days they either had an "ouch!" experience with it or was always told to avoid "cactus" like the plague. Often an artists impression is accurate especially if found in a sales brochure. Thus, these seemingly innocent tree trunks of a certain variety of palm tree... may be considered inauspicious in Feng Shui... why? Under Feng Shui concepts; if a simil…

Floridian is a freehold development with a total of 336 units. It is expected to be completed in 2013. The development consists mainly of 7 cluster blocks of "earth" shaped blocks (rectangularish and flat roofs. When completed the development belongs to Period 8: 2004 to 2023 Flying Star Period. The best stacks are: The Verandah stacks #16 to #21 where majority of the facing direction is SW1. The Downtown block with stacks 02 03 06 07 also face SW1. While 01 04 05 08 are NE 1 facing directions. Hideaway block also have stacks facing NE1 in particular: 24 27. These flats should benefit from water star #08 at the frontage with the mountain sta…

1. Majority of the stacks/units in Coco Palms face either Period 8 N3 or S3. 2. While only some of Block's 19 and 33 either faces E3 or W3. 3. In modern times, we now have digital maps and sites like : onemap.sg that uses govern data survey maps to draw an outline of the completed buildings. Another useful site is: streetdirectory.com. 3.1. Here, I have found using both onemap.sg and streetdirectory.com to confirm that both sites have identical orientation of the blocks and compass bearings. (Please see attachment). 4. Once a while, we do get inaccurate North marking on sales brochures of some developments. For example, when I used a protractor on the sitemap provided by…

Location: 1,3,5,7 & 9 Jalan Membina (Next to Tiong Bahru Plaza/Tiong Bahru MRT) Developer: Winwell Investment Pte Ltd - Wing Tai Tenure: 99 years TOP: 1995 Although this condo is 99 years old and highrise with 412 units, because of its excellent location (across the street from Tiong Bahru MRT) - it will still command a good price per Sq foot of between $600 to $790 psf. Although a high price, but before the lease goes to 60 years, in my opinion, still a good investment for now. Current owners can easily sell it off in the future, should they ever need $$$. Besides these, 99 year old condos that are 4 storey or less height, are worth looking into. As the…

Forest Woods Residences Condo By CDL First looks: the outline of the site-plan reminds me of a small grand piano. With a piece (in red) eaten up by a sub-station. This development sits at the main junction of Paya Lebar Road and Upper Serangoon Road. With a smaller estate road : Lorong Lew Lian. Which by the way Lew Lian suppose to be or sounds like "Durian"... It is good that the architect has set in the blocks/stacks furthest inwards: to avoid the traffic/road noise of both Paya Lebar and Upper Serangoon Road. And the entrance / exit of vehicles is via Lorong Lew Lian. Hopefully, when this development T.O.P. CDL should be presenting each unit wi…

Oops! It's too late if one has already booked Towers/stacks at lower levels close to the future proposed Petrol Station. The concern, here is that of fumes from the underground petrol reservoir and the daily pumping of gas (petrol / diesel) and the fumes flowing towards nearby stacks/units.Especially if one's unit is at a lower floors of Towers 38, 40, 42, 46 This type of layout within a site will always have (some) sharp corners of blocks aimed to wards its neighbours. Such as poison arrows from #21, #41, #42, #54 & #55

1. This image depicts the clubhouse. 2. Upon closer inspection, the roof of the clubhouse resembles a knife directed towards the bedroom of the ground floor unit. 3. The remedy is similar to the example; where the owner employs a day curtain to shield the interior of the apartment from this "poison arrow." 4. Even a rectangular roof (such as that of this clubhouse) located near a stack can generate a poison arrow directed at the apartment.

Further to what I had mentioned, many Singaporeans had paid unrealistic prices (to me I call it `crazy' prices) for apartments. For example, I remembered when this development was placed on sale, the price is something like S$800 to S$860 p.s.f. in late 2000 to 2001. Last year, the average 2nd owner market is around S$700 p.s.f. to S$740 p.s.f. There are several units that were placed on forced sale. And the transacted price is $492 p.s.f.! Freehold, 999 or statutory grant; again, do study or carefully look at the p.s.f. of the potential apartment that you like to purchase. Warmest Regards, Cecil

Again this reminds me of the glut in property launches.... Stamp duty covered... and finally, when property developers start introducing "Furniture vouchers"; this reminds me of the slump in property demand around the year 2001....

Gem Residences @ Toa Payoh Flying Star Feng Shui Gem Residences comprises of two blocks of flats. Both blocks are situated beside a temple complex. These two blocks are aligned in a North-South purecardinal points of 0/360 vs 180 degrees. Thus all stacks in this development are either N2 or S2 facing directions. N2. Stacks/Units such as1, 2, 3,8, 9, 10, 11 & 16 has the double auspicious #8's wasted at the "back"/rear of the unit. Thus not as favourable as compared with S2 facing stacks. S2. Dear Koh, I believe that many of the readers in this forum are adults or at least adults. I have to apologise first, if you are not. This is because, what I am going to say may not appeal to the young. This is because, although it is right to say that Jade (or an object of jade is considered priceless) but; many are not aware of the "bad mouth" associated with Jade. If you are too young to read this... please close this message immediately.... STOP... Here goes... Perhaps Geylang will always be a red light district is because of it's association with Jade. Although many of us think that Jade is priceless, but if one research further it has SEXUAL connotations. Jade which…

Dear Kohsy, Yes, at the moment, because Geylang is a red light district. And, in my opinion, it looks like this red light district is going to stay for sometime. I believe that, in the next 10 to 15 years at least, this red light district will still be around - geylang. It is not like the government can simply relocate it to e.g. Pulau Ubi etc... Yes, and because of this reasoning; and in a recent documentary, some residents (females) who stay in condos in geylang were asked for such services. As a parent, we are already concerned about our children's education. We do not want to have additional concerns about their `safety' right at our door steps. Many of us cannot affo…

Dear Siew Yong, Yes, I agree with you that Geylang has changed alot:) And you are right to say that the Aljunied/Paya Lebar MRT station is near-by to the Sims/Geylang area. Sorry, this is off-topic:- In fact; when corner coffee shop next to Katong Mall closed down; I really missed the very hot and spicy wanton noodle stall at this coffee shop. And a few years ago, I chanced upon this coffee shop, which shares the same link fence with the Aljunied MRT station. (Close to the Koi shop). Although, this wanton noodle stall cannot match the Katong Mall - I find this as an acceptable subsitute:) Overall, no matter how, one can say that I am truly biased with the word…
