  1. Another 999 year leasehold condominium of 24 units, sold at a 100 percent premium over what each unit could have had fetched on it's own.
  2. Dear Jen, Yes, under Shapes and Forms Feng Shui, the preferred locations are shown in the attachment. In my opinion, it is still acceptable at West/SW/NW. Warmest Regards, Cecil
  3. Dear Anon, Frankly, I do not use this sort of thing. This is because; often practitioners don't purposely recommend these situations - more of a safety (harzard) factor. We do not want to be liable - if by any chance, it catches fire. So, often, it is `supervised' properly; then it is acceptable. Frankly, I don't see an issue with water used here. I believe, it is more of a practical reason. Since the wax often falls into the water and makes it easier to maintain. It is not like the water `poured' onto the fire to extinguish it. There is a floating medium i.e. the wax that is in-between/intermediary between the two. Warmest Regards, Cecil
  4. Dear Spencer, 1. If one is in Singapore, the government has already provided each vehicle with a Ba Gua symbol. 2. So no need for an extra `protective' symbol:) 3. Just look carefully at the Road Tax disc and it is in a protective "Ba Gua" shape. 4. However, it does not seem to help with all the `crazy' irresponsible drivers around (negligent) drivers. 5. For the Chinese, the peacock feature is also a symbol of "driving evil away". But, here, the `devil' lay with us, the bad driver than any other protection. 6. If we stare carefully at a peacock feather, it looks like a large eye staring back at us. Maybe this is one reason why it is used. 7. In Singapore, some Chinese hang a `charm' or scroll below the rear view mirror etc.. 8. Yes, people do hang crystals. 9. We should take these as decorative items. And most of all, we should classify these as under "Human or man" luck i.e. make some people feel good. 10. For most of us, the preferred choice is to rely on being a defensive driver and PRAY hard that our cars have front, side air bags etc... And even if we pray hard, we should pray doubly hard that they MUST work - as a last resort. 11. This will be of interest to car drivers in `hot' countries: "Do you know that it is better to pump patrol in the early morning as the petrol in the storage tanks of petrol stations are colder. If one pumps petrol later, the volume will increase 5 or more percentage points and less petrol will get into our cars." - This is true! 12. The morale of the story: " Check the NSCAP crash value of the car before making a purchase. Good cars have 4 to 5 star ratings." But even with these ratings, please don't test out the car with a lamp post or a tree. It may just split the car! Even if one does so, try not do so with a full petrol tank! The car may catch fire! Drive safely! (Drive safely, especially if you own a home with a huge missing corner at the "North" sector (missing corner at the North of the home.) Ref: Significance of missing corners in your home:- http://www.geomancy.net/resources/theories/fs-building.htm Warmest Regards, Cecil
  5. Dear Anon, A swimming pool at the back is still sustainable for a home. I will be commenting just on Shapes and Forms Feng Shui. 1. Where possible, if it a boomerang shape, the boomerang, does not symbolically `cut' or slice into your home. Where possible, just imagine one holding a side of a boomerang and throwing it out. The boomerang shape or the `external' edge should radiate outwards. 2. If this is the Southeast of a home, it is still acceptable to have a swimming pool. Avoid having the swimming pool located at the west or south-west of the home. 3. Regarding the BBQ pit, where possible, it should be at a corner furthest away from the home. (Sorry, without a sketch, it is difficult for me to visualise all the descriptive words). Warmest Regards, Cecil
  6. Dear Sheila, OIC, a mobile home. This is quite different from a `landed property'. For a landed property, the most important consideration are: 1. The protection of the `main gate' and the protection of the actual home. More importantly, the need to `shield' the main door e.g. main door located much further inside the premises and is not in a straight line with the sha qi (if any) from a cul de sac. At the same time, the sides or frontage of the home should be away. 2. For a mobile home, frankly, this is something new. And in addition, it is comparatively small as oppose to a landed property. The best option is to park it in a `T' shape with the cul de sac i.e. the side that has the smalles frontage (often, the head of the caravan) pointing towards the cul de sac. Warmest Regards, Cecil
  7. What used to be 178 units under this development, can be re-developed for between 500 to 550 units. This yields an extra $927,000 more than what the existing owners can sell (individually). This development is 19 years old. And, pays a handsome `dividend' especially to retire's:) Read on...
  8. Dear Anon, Yes, it is not advisable to do so. In my opinion, 1st priority goes to Shapes and Form Feng Shui. For the rest of the concepts ... they are "good or nice to have". Warmest Regards, Cecil
  9. Dear Jen, Please don't get too unduly worried about this. There are so many theories in Feng Shui. One reference point has to do with these: 1. Spirits - are (were) said to travel in a straight line. The thought is (was) that they cannot negotiate turnings. This is the rationale why, many bridges have curves or even some Feng Shui practitioners ask their clients to tilt their door at the NE. 2. Clue: The idea came about because: NE is suppose to be the location where spirits or ghosts come into our world i.e. the devil's gate. And it would be so convenient; (to enter our homes) if our main door happens to be the first door they see. BTW, they are said to be able to go thru doors. So, if one is thinking of getting a door similar to a Bank's vault door (even Class A) rated door won't halt their advance. This is why doors are tilted. Please note that this does not imply Armageddon or "The end of days". For these, please buy VCDs or DVDs such as Armageddon staring Bruce Willis or Arnold S. Warmest Regards, Cecil
  10. Dear Spencer, In my previous postings, I mentioned that I am a `free-thinker'. And so far (touch wood), all my Luo Pan worked well without any blessings. Even if we want it blessed; firstly it is difficult to find someone other than monks from a Chinese temple. I have not encountered this before; but if gender is to be taken into consideration; does it mean that a Male FS practitioner goes to get it blessed by a monk. While a Female FS practitioner goes to a priestess to get it blessed? What happens if the practitioner is overseas with other religion, who does he /she get it blessed from. Clue: Feng Shui is not a religion. And, in my opinion, a luo pan, with its engravings, should often work with or without a blessing. On the money making side: Perhaps, hmm.. it seems so easy to make this type of money;) Anyone, wants your Luo Pan blessed by a free thinker like me? I can "guarantee" that it will be effective with all types of ghosts *JOKE* Cheers! Warmest Regards, Cecil P.S. Last paragraph - Just kidding!
  11. Dear Matilde, Attached please find a common "new home blessing ceremony". But it is based on several Chinese customs. And, please note that quite alot of items mentioned are specific to the Chinese community. However, symbolism plays an important part in our (Chinese) culture. The most simpliest forms of `blessings' has to do with showering "wealth" into our homes. For example, simple situations could include: 1. For the Chinese sprinkle (raw) rice all around the home. Here, it is like showering wealth into the home. 2. Some Chinese sprinkle (raw) green beans also. This also symbolise sowing seeds into the home e.g. having children. Where the green beans: green symbolise east or growth and seeds symbolise growth. 3. Tea leaves. Some Chinese also sprinkle tea leaves into the home. 4. If you look into the .doc file attachment, one can find other items like `pineapple'. 5. For hokkiens (Chinese dialect group); Pineapple in hokkien sounds like " Prosperity ". And throwing (rolling) in a pineapple into the home symbolises prosperity. 6. If one is a Catholic, we often invite a priest to sprinkle holy water. 7. For Christians, feel free to invite your pastor over. As I mentioned above, some of the items found in the .doc file may sound foreign or cannot be obtained in your area - unless you live close-by to a Chinese community or Chinatown. Warmest Regards, Cecil
  12. ARE YOU PAYING MORE THAN WHAT YOU SHOULD FOR THAT PROPERTY? IS IT THE RIGHT TIME TO BUY? Another good tool to guage property prices is by looking at the Property Price Index. For example, if one had purchased a private property between 1998 and 1999; this was one of the best times to do so. As the private property price is lowest for quite sometime close to the 100 percent mark. If one looks at the graph, 2001 and 2002 seems quite good since for 4th quarter 02, it went to one of the lowest at 115.1 percent. In my opinion, perhaps if more and more condos are built, we could find the private property prices fall to as low as the 60 percentile mark as in 1983/1984 or lower! Therefore, this is perhaps another motivation for all of us to: Choose our units wisely! Morale of the story is: "Choosing a home is not just about the Art of buying a home but also a Science of doing so".
  13. Since the contract to built the Circle-line is confirmed; try to do some homework to see if your current; future home falls within the vicinity of an MRT station within the circle-line:) Cheers! 1. Rio Vista Condo 2. Link: All available information on Rio Vista can be found under their website: http://www.riovista.com.sg 3. Floor plans can be found here:- http://www.riovista.com.sg/media/floorplans.pdf 4. When I first was given a copy of the layout, yes, you had guessed correctly, I flip and flip and saw what you had observed. 5. Yes, this is truly a "unique" development in that majority of the units (other than very few e.g. some penthouse do not have toilet at the centrepoint). Otherwise all, 2 rooms, 2 rooms with study, 3 and more rooms practically have toilet at the centrepoint. It has more than 700 units, quite a hefty number of units. 6. On the positive side: 6.1 Internal site plan is acceptable i.e. block arrangements are overall OK. 6.2 The development is quite parallel to Sungei Serangoon river. The only drawback that it would be better if water flows from `east to west' rather than `west to east' to take advantage of the Dragon Gate concept. For more details, please search for " The Tropica " condominium on this Dragon Gate concept. 6.3 Often, toilet in the centrepoint is only 1 leak. It would be more prudent, therefore, if one to buy here to take extra care in selecting units that `suit' the breadwinner. - To lessen or further reduce - incidence of more leaks. More: Given it's location; most likely, it would largely appeal more to HDB upgraders - perhaps living near-by. Price: When it was first launched, price range between $440 to $490 (depending on the floor level). Often, p.s.f. for units with Personal Enclosed Space hover at a low of $430 range. This year, especially units with PES can be purchased even lower at $390 p.s.f or thereabouts. If one purchase it, most likely, it is meant more - to stay rather than for rent or investment. In my opinion, if the price falls to a range of $380 p.s.f, this is a `fair price' to pay. Given that, in the forseeable future; perhaps 20 years from now, with ageing population; Singaporeans could only dream of being "asset rich" but "cash poor". Since, such 99 year leases (without anything special about it) may fetch (in my opinion) rock bottom price of only $300-$330 p.s.f. depending on unit/floor even adjusting for inflation. Warmest Regards, Cecil Need your opinion Is the toilets Pls Thanking you in
  15. Dear Sheila, Thanks for taking the time and effort to draw the sketch of your home in relation to other homes. However, it is still very difficult for me to visualise the folowing:- 1. what is the exact top-down view of the curve of the cul-de-sac. This is because a rectangle box is quite difficult to visualise: 2. In addition, I need to see the perimeter of your home's fence / main gate 3. And a simple sketch of the exact outline of your home (with marking of the main door) - in a rough scale with the surrounding. 4. What type of perimeter fencing if any e.g. brick wall, wood spikes etc... Else, if the layout is in rectangle form, frankly, I cannot make out anything. Warmest Regards, Cecil
  16. Dear Michael, Please see below:- Yes, we have this service and will often accomodate your requests. If you are overseas, feel free to e-mail me privately at: support@geomancy.net regarding any clarifications. If you are in Singapore, you can call me personally at my personal network number: 9100-9600. Warmest Regards, Cecil
  17. This is an interesting letter to: Streats Magazine dated 31 July 2003. If you have the time, do read it.....
  18. Where possible, see if you try not to buy a unit/apartment where the main door is so close to the kitchen door. In addition, there is an open backyard: where if the main door and kitchen door are opened, there is a straight path (qi leak) out of the `mouth' main door towards the back (backyard). Please see the attached sample layout.
  19. This is an interesting article on the significance of moving-in; buying a property during the 7th month : Can or cannot? and more...
  20. This freehold property is a standalone `point-block' building. (More details can be found under the attached article: Source & credit - Today's Newspaper) As mentioned in past messages, the most simple of designs. Where air or qi flows all around the block.
  21. Dear Carol, 1. Yes, times have changed. 2. In the past, Feng Shui was `local' to the country of China. This is where the `yellow' dust blows south in the country. And often, homes e.g. in Beijing faces South to avoid the cold winds and dust going into homes. 3. But look again, your statement may be true for the Chinese in their "motherland" but it is no longer true for overseas Chinese. 4. We are now entering or pratising "Globalised Feng Shui" all over the world. 5. We often heard of the term "black magic". Where people like bomohs or vodoo practitioners do bad or harm to people. Often, we see western shows where needles are nails were pricked into dolls. 6. On the other hand, there is also black Feng Shui. For example; even in Singapore, some foreign developers bring along Feng Shui practitioners to advice them on buildings that can absorb wealth from other buildings. These Feng Shui practitioners scan the other buildings and advise their clients to build in a certain design. 7. A classic example is in Hong Kong where Bank of China building was Feng Shui to try and draw wealth from it's surroundings. If you do visit Hong Kong, do stare upwards at the HSBC building. You can see TWO HUGE "CANNONS" aimed towards the Bank of China building. 8. `White' Feng Shui as the term suggests is to build YOUR BUILDING or advise a client to built a building in harmony with it's surrounding or even if it does not harmonise - at least it does not have sharp corners or even things like reflective glass and other designs that becomes a poison arrow/sha qi to it's neighbours. 9. For example, in Singapore, if one stares carefully at the UOB building, it does not have poison stars aimed at it's lower twin tower. But instead, `emit' sha qi all around. The UOB building is also like a tall thin tree or considered as wood element. Here, under the Five elements concept: Wood crush earth e.g. DBS tower 1 and DBS tower 2 are earth element. OCBC building is also earth element. 11. In addition, OUB bank building is a fire element. And UOB (being wood element) helps fuel fire element. 12. In my opinion, the most black Feng Shui building around is The Gateway http://www.streetdirectory.com.sg:8080/map.jsp?x=30777.66&y=31305.566&star=1&xyfile=&level=7&heading=100+BEACH+ROAD%2C+SHAW+TOWERS+%28189702%29&oldX=30605.39&oldY=30985.95&postal=189702&Click+Any+Point+To+Centralise+Map.x=259&Click+Any+Point+To+Centralise+Map.y=239 It is very bad luck to build any building "above it" e.g. at the plot of land just across the road above the "red star" indicator. In fact, I know of several people who had sighted "spirits" in one of the two towers. This is what `black' Feng Shui is all about. In the past, as mentioned in some of my past messages, "Monks" who practise or advise on Feng Shui often, prefer to go more for `white' Feng Shui - which does not try to harm thy neighbour .. sort of thingy. Warmest Regards, Cecil CArol
  22. Dear Spencer, 1. Yes, I totally agree with your comments. 2. When Dahlia Park TOP, the condo was like a second home as I had clients in nearly all the blocks. 3. What strikes me was that even if these are condos, as you had mentioned, they are firstly freehold; 4. In an exclusive private residential area with both low rise and even all condos in the area has a height restriction or often called `semi-low' rise condo apartments. Most likely because of airport restrictions on the outer-zone. 5. I always felt peaceful, within this private residential encave. Nowadays, it could even be worse-off is to stay close to embassies especially the American or British as often these are prime targets... 6. Looking at Block 100, #62, this looks like a good unit. As you had mentioned, it has good plot ration and qi flow within the estate is harmonious. Even within block 100, qi seems to flow smoothly inwards. 7. The gradient with a water feature in front of the unit, is good as it is symbolic of wealth collection at the frontage. 8. In fact, as mentioned in my earlier message, this development draws parallel to CDL's The Signature Park condo at Toh Tuck Road (freehold). The only difference is that it has higher units. But generally, it has this kind of gradient development as found in Edelweiss Park condo. 9. Recently, a user had asked my opinion of the two CapitaLand's development at Palm Grove/Palm Haven (999 yrs). I would instead much prefer one of the few last enclave - Flora Road/Flora Drive area:) If you are truly interested, if it is me, I would go for it:) Warmest Regards, Cecil
  23. I forgot to mention, here... Most probably, the most logical means to support what was mentioned " internal measurement " could instead imply i.e. "for-the-dead" who is often "ENCLOSED INSIDE" A coffin or inside the building housing the dead. Here, in my opinion, it would "therefore make more sense that the interior measurement USES the 10 sectors. Perhaps, this could explain why, some people may have mistaken that it can be used together. In another example, I had previously mentioned the 2-Step and 3-Step method for counting steps. If we are to feasibly use both "formulas" something has to give. We would need to MERGE the measurements into ONE measurement - to make much sense of these two different repeating counts. Warmest Regards, Cecil
  24. Dear Spencer, Further to what I had mentioned; if we look at it from a different perspective: "an eight sector formula co-exists within it's own internal workings." "In my opinion, it is difficult to see how another formula "such as the 10 sector" could have being worked into the interior measurements." Assuming that even if we do use the 10 sectors for the interior: in my opinion, it seems highly impractical to have different thickness of wood - "to fit" or accomodate the measurements. (Since - different formulas would "create" or cause to create different lengths of wood (thickness size). Imagine, what it is like today. Most furniture makers will either charge an exhorbitant fee or (think) that the designer of the furniture had "flew over the cuckoo's nest". Warmest Regards, Cecil
  25. Question: Own a FREE pond or swimming pool? YES/NO? IF NO, please close this e-mail. IF YES, please read on.... FIRST - READ THE "FINE PRINT" BELOW:- =================================== 1. Presently, YOU MUST stay in IRAQ. 2. Your home should preferably in Tikrit or in a neighbourhood friendly to SADDAM H. 3. You MUST have HATED (not dislike) BUT TRULY HATE your neighbour. 4. Your neighbour must own a sizeable land (next to your landed property). NEXT ==== 5. Find out the HOT-LINE or if there is ever a 1800 number for the US intelligence service located in your Iraq community. 6. Determine whether you want a koi pond or a swimming pool. If, a swimming pool, determine whether you want a shallow or deep pool. 7. Decided what you want? 8. Call the US intelligence Hot-Line. Informant making a call to the US Intelligence: Option 1: A shallow koi pond will do ==================================== "I believe the `number one' (on your playing card) is now sleeping at the ground level of my neighbour's home." Option 2: A deep swimming pool ===================================== "The `number one' is in my neighbour's special bunker that has 6 inch thick walls." Next ==== 9. (Just in case) Bring family members out of home to a hotel (far enough but still audible range of sounds made by smart bunker busting bomb) for the moment. Next ==== 10. If loud (thundering sound heard).. rush to home. PRESTO! if all goes well, one has killed two birds with one stone.. " GOT RID OF NEIGHBOUR " plus, own a sizeable pond or swimming pool. Next ==== Pray for RAIN. Erh.. no harm intended. If you had guessed, this is a *JOKE*
