Case Study 6A: Common bins + Stacks 197, 227 and 247 + Poor Shapes and Forms Feng Shui
1. Stacks 197, 227 and 247 have Poor Shapes and Forms Feng Shui as not only one unit wall shares the same wall as two common bins, but also the frontage of both stacks/units have essence of smell from them.
2. Okay, you also noticed the three common lobby lifts. Frankly,
there is no issue with them. Even if some Feng Shui Masters or persons say no good for moving metal to be beside a unit.
2.1. In fact, it is a blessing in disguise given that lifts or lift walls are often of a reasonable strength to 197, 227 or 247.
Case Study 6B: Heard this confessions of a Pet Dog staying at #247?
Pet Dog @ #247: "My master only complaints about the smell during durian season"
Pet Dog @ #247: "For me, how I wish my nose is not so sensitive! I can smell all kinds of rotten four smell from don't know where + every morning when the cleaners start cleaning an area known as the common bin lobby".

Case Study 3: Common Bins + Common bin lobby + Stacks 142 and 144
1. Under Case Study 2, coincidentally, I had mentioned stack 144.
2. Now again, stack 144 showed up under this Case Study.
3. I cannot really make out from the block plan: seems like there could be either a wall or a half-height railing at marking in red "X".
4. In recent key collections, had seen situations and even took photos and posted them in various HDB developments where standing at the main door, one literally look into the two common bins. As HDB apparently only installed low height railings, here.
4. If in doubt, do avoid booking stacks like 142 and 144.
-
Case Study 2: "What's in a number? One man's meat is another man's poison"
1. The planner of this development planned even numbered stacks for Champion Bliss.
2. If so, there will be stacks numbered as "114" or "144"
3. In our local population, there will always be a certain percentage that finds such numbers "unlucky".
4. There will be others who are neutral to these numbers. There are some who even find such numbers unlucky.
5. Hopefully, in a future M.O.P. there are no low ballers for such units.
6. I can still vividly recall a client of an older EC. They (non-Chinese) just bought a flat at Block 4, #04-44.
6.1. They were curious when told by the agent for that house that he had a hard time trying to sell the unit. And it took him like 2 years to sell this unit to them! LOL
7. Stigmas are really difficult to shrug-off! Once someone has a concern, even if one tells them that there is no worry, often, they may just look elsewhere!
-
Case Study 5: First looks, if one look away from the current Tampines Link (road); stacks 241 and 243 are one of the two best stacks in this development.
1. Good Shapes and Forms Feng Shui if one does not mind the occasional activities at the Precinct Pavilion (PP). Cross fingers that no wakes happen during festive holidays like Chinese New Year (CNY).
1.1. Okay, there is no such thing as becoming a complain king during such sad occasions.
2. Recommendation: try to get a unit at least 4th storeys or higher to avoid having a view into the PP.
3. Who says the PP is always for sad occasions.
4. If you are an extrovert or a "party animal" may sometimes get the thrill of "happy" music such as of a Malay wedding, there.
5. Get a unit if you don't mind the sounds that come from activities at this PP also.
6. Okay, I must confess, even for a true North cardinal-point house, every six months do expect some afternoon sun from an acute angle into the facade and even the side wall of stack 241.
7. Under Flying Star Feng Shui generally North 2 facing houses have good qi at the frontage of the unit.
-
Case Study 4: A bad case of poor planning for the future!
1. Knowing well that Tampines Link to be expunged in the future.
2. And that HDB lease is expected to last at least 50 to 99 years, the planners of this estate should have moved up the three blocks 665A, B and C closer to the fringe of this park and facing Sungei Api Api.
2.1. Instead of placing the Precinct Pavilion, the Electrical Substation (ESS) and even the Multi Storey Car Park (MSCP) at this side of the development.
3. A case of poor foresight and future proof the estate for the residents there.
-
Case Study 3: All stacks/units in this develop ends in a odd number. Thus there is number 244 at HDB Tampines GreenCrest
1. Some locals don't like a number like #04-244 or #14-244.
2. Great that there can never be a number that ends with a 4 at Tampines GreenCrest.
3. However, not great if your lucky number happens to be 244. If so, perhaps, bid for a 244 for your next car number plate. LOL.
4. Could this be the reason why HDB uses odd stack numbers for this and many other developments?
5. HDB please be transparent and clarify for us - if this is true?
-
Case Study 2: "Gluttony is a sin. Indeed if you eat at this address: 666! LOL"
1. So nice of the planners of this estate to be sensitive to the community.
2. Good that no residential address starts with a 666 especially to the Christians. As 666 to some represents the devil's number.
3. However, it is the opposite for some Hokkiens. As 6 literally sounds like: LUCK. What more 666 signifies Luck x 3 or Luck, luck, luck! LOL
-
Case Study 2: What's in a name like Parc Residences?
(Actung/Caution: This is a fictious story.)
HDB CEO: "I have a total of five siblings".
HDB CEO: "To tell you the truth, my siblings each live in (condos only}. For example: Parc Botannia, Parc Centros, Parc Rivera and Parc Life."
HDB CEO: "My youngest brother has his eyes for a home at Tengah! What better way then to name this one Parc Residences. And let him get a unit, here! - not condo nevermind - sounds like can already."
HDB CEO: "Get it, Got it?" LOL
(Actung: This is a fictious story. Hearsay only, LAH!) Hopefully, MND don't issue me a Pofma to retract this message... LOL
MND Minister: "Message fictious! Parc Botannia has not even T.O.P. Here's the Pofma!"

Case Study 1A: The " Smart Pneumatic Waste Conveyance System (PWCS) to optimise the deployment of resources for cleaner and fuss-free waste disposal"
1. In my opinion, Hong Leong /CDL seems to be an early adopter of this Pneumatic Waste Collection System in many of of their new developments.
1.1. For this HDB BTO November 2020 launch, Champion Bliss, Urbanville, Tampines GreenCrest, Tampines GreenGlade, Tampines GreenOpal, Parc Residences all have this "SMART" PWCS.
1.2. Hopefully, the addition of the word SMART is something that is different from any of the past PWCS.
1.3. In fact, a PWCS or maybe not so "smart" ones will be installed at a condo = Forett , HDB Plantaion Village (Nov 2019), Tampines GreenWave, Tampines GreenGem etc...
2. For example, when The Venue (a CDL project) had just T.O.P.:-
3. This signage (see above) was displayed at the common bin. There are like Twelve (12) cautionary: what not to:-
4. There was a cautionary sign with lots of Don'ts.
5. A while back at The Criterion also by CDL. This notice (User guide) was displayed at the common bin area:-
6. Hopefully, the residents may come to terms to avoid doing all these don'ts:-
7. If managed properly, one can understand the savings in terms of maintenance costs (if any)... and good for the daily Cleaners.
8. Presently not all other Developers follow this lead. Thus with the manual system, although there are occasional issues; but less so.
Case Study 1B: Plight of residents of HDB Yuhua BTO which was installed also with the Pneumatic Waste Collection System (PWCS).
9. As expected. It takes just one or two inconsiderate residents to make a mess of this system...
10. Imagine 4 years and more of tolerance.
11. Residents reported:-
12. Persistent odour
13. Foul smell exuding from the centralised bin centre at Blk 223A of Jurong East Street 21 has been a persistent problem in Yuhua since the PWCS started.
14. According to a recent report from the Chinese evening newspaper Lianhe Wanbao, residents have been bearing with the smelly environment for the past four years.
15. Some residents also feedback of bulky items such as large soft toys, cardboards and mattresses, which choke up the pipe network. The cleaners will have to manually clear these items from the PWCS.
16. The success depends on the users of the PWCS.
17. There is no other choice for such estates.

Case Study 1A: The Smart Pneumatic Waste Conveyance System (PWCS) is designed to enhance the allocation of resources for efficient and convenient waste disposal.
1. From my perspective, it appears that Hong Leong / CDL is one of the first to embrace the Pneumatic Waste Collection System in numerous new projects.
1.1. For this HDB BTO November 2020 launch, Champion Bliss, Urbanville, Tampines GreenCrest, Tampines GreenGlade, Tampines GreenOpal, Parc Residences all have this "SMART" PWCS.
1.2. The inclusion of the term SMART represents a unique departure from previous PWCS iterations.
1.3. In fact, a PWCS or maybe not so "smart" ones will be installed at a condo = Forett , HDB Plantaion Village (Nov 2019), Tampines GreenWave, Tampines GreenGem etc...
2. For example, when The Venue (a CDL project) had just T.O.P.:-
3. The sign above was placed near the communal bin. It contains twelve (12) warnings on what not to do.
4. A sign filled with warnings of things not to do was present.
5. At The Criterion, also managed by CDL, a user guide notice was posted in the common bin area.
6. It is hoped that residents will understand and refrain from engaging in the prohibited actions listed:-
7. If properly managed, one can comprehend the savings in terms of maintenance costs (if any)... and beneficial for the daily Cleaners.
8. Currently, not all Developers are following this example. Therefore, with the manual system, although there are occasional issues; they are less frequent.
Case Study 1B: Challenges faced by residents of HDB Yuhua BTO, which was also equipped with the Pneumatic Waste Collection System (PWCS).
9. As anticipated, it only takes one or two thoughtless residents to disrupt this system...
10. Consider enduring 4 years or more.
11. Residents have reported:-
12. Lingering odors
13. The unpleasant smell emanating from the centralized bin center at Blk 223A of Jurong East Street 21 has been an ongoing issue in Yuhua since the PWCS was implemented.
14. As per a recent report by the Chinese evening newspaper Lianhe Wanbao, residents have been tolerating the foul environment for the past four years.
15. Some residents have also raised concerns about bulky items like large soft toys, cardboard boxes, and mattresses clogging the pipe network. The cleaners must manually remove these items from the PWCS.
16. The effectiveness of the PWCS relies on the users.
17. There are no alternative options for such estates.

Wow! Estimated completion date is five years from now! Even the next Singapore General Elections will be over by the time the proud owner/tenant collects their keys. LOL
Imagine also if someone collects their keys to a new HDB home. Most likely when this flat reached it's minimum occupation period (M.O.P.) time to move in to their unit at Tampines GreenOpal.. LOLOr please tell parents the "bad news" or rather good news - if they love your companionship. WE will be staying in your new home for many years to come until we get our keys, here.

Two developments: Tampines GreenCrest and Tampines GreenGlade should fall under Period 8 Flying Star Feng Shui. While Tampines GreenOpal will fall under Period 9 Flying Stars.
At least the waiting time for Tampines Green Crest and Tampines GreenGlade sounds reasonable = around 30 months or roughly in three years time.
Understand Tampines GreenOpal is a larger development. But really 50 months or roughly 5 years from launch? This is really a long long time! For example, anyone collecting their keys for a new HDB flat today... can easily qualify for this purchase when they reach their Minimum Occupation Period (M.O.P.) LOL!
