1. The stacks #13 and #14 of Block 54 are oriented towards the SW1 direction, while stacks #15 and #16 are oriented towards the NE1 direction.

2. The NE1 orientation of stacks #15 and #16 features the auspicious water wealth #8 star at the front. Consequently, units with a water position at the front (balcony side) can benefit from favorable Feng Shui. However, it is important to note that there is no actual water or (Yang Water) present at their front.

2.1 Nevertheless, there is no need for concern; stacks #15 and #16 still benefit from "yin water" or clear space, which can be considered as virtual water.

2.2 Therefore, the sum-of-ten can be activated for health, wealth, and family luck. Given the absence of yang or real water, it is advisable to consider placing a water feature in the balcony area to enhance luck. On the downside, other areas within such a home may have unfavorable stars that should be disarmed or neutralized.

3. In the SW1 orientation, the presence of the water wealth #8 at the front is advantageous. Thus, stack #14 meets this criterion as it faces the swimming pool. Overall, the stacks/units can activate the sum-of-ten.

3.1 It is important to note that stack #14 has a club-house roof-line sha qi (poison arrow) that may be directed towards one of the lower units.

Question: Should I avoid buying a unit with a view of the Sengkang General & Community Hospital (SGCH)?

These are some considerations:

1. Currently, the plot between Treasure Crest EC and SGCH is most likely a temporary Heavy Vehicle Car Park. Perhaps, some noise or occasional fumes can be a turned off for some?

2. The immediate or long term future is still a question mark?

2.1. This is a catch 22 situation. Currently, with this temporary Heavy Vehicle Car Park, units facing it has clear views up to the hospital. And some units which are higher than the hospital can still get unblocked views.

2.2. Please see attachment. Adora Green at Yishun has stacks - see attachment that has both a full view of Yishun Pond and also a commanding view of Khoo Teck Puat Hospital. These stacksif I am not mistaken were the most costly in this development.

2.3. Perhaps, there are some differences:

2.3.1 These stacks face the Yishun Pond

2.3.2 And Khoo Teck Puat Hospital is perhaps 2 or more times further than SGCH. If so, then Adora Green may be a poor comparison.

3. There are always some who believe that it is inauspicious to have a home with a view of a hospital. Thus one cannot change these people's mind-set so easily. If there are many of them; then it may affect the resale of the unit. This is more of a marketing concern then Feng Shui.

4. In fact, it would be more so for those who had purchased a unit at The Vale, another development; since this development is just a road away from the hospital. It is similar to a specific condo directly facing the Changi Hospital at Simei.

Some schools have large tower clocks. Best not to have this face a stack/unit.

1. The marking labeled "A" indicates that the three blocks, 25, 27, and 29, with their stacks oriented towards the expressway, are indeed quite noisy.

2. The marking labeled "C" represents a potential site for housing or facilities. In contrast, marking "B" denotes a smaller plot, with the specifics of what may or may not be constructed there still to be determined.

3. The Holcim batching plant frequently serves as a mixing point for cement and aggregate. It is hoped that it does not contribute to a dusty environment, if such an environment exists. Regardless, this situation may not be permanent, as once the majority of construction, particularly in Sengkang West, is completed, it may be closed.

4. All of the aforementioned factors are often taken into account, as even high-rise floors with unobstructed views may eventually be obstructed. Additionally, there is the consideration of construction noise over a two to three-year timeframe.

4.1 It is hoped that the buildings (if any) at markings "B" or "C" do not feature sharp corners directed towards these two stacks.

5. Noise from the expressway is anticipated; however, it is not expected to be significantly worse than that experienced at Bellewaters marking "A".

6. Anchorvale Crescent Road is not classified as a major road, and currently, only one bus service operates there. Therefore, residents on higher floors should not be overly concerned about traffic noise.

6. Both stacks are situated away from the guard room, alleviating concerns regarding vehicles turning into the development and approaching either of these two stacks.

7. It is unfortunate that, according to Flying Stars Feng Shui, the double auspicious wealth stars #8’s x 2 are wasted at the rear of the unit. Consequently, from now until 2023, the "luckier" stacks or units are those facing south.

8. The presence of a hospital is another factor to consider, whether positively or negatively. The closest facility to the Sengkang community hospital is The Vales.

8.1 Particularly concerning The Vales, there is a certain stigma associated with living in proximity to the hospital, especially for those units facing it. This may influence the resale value if potential buyers take this into account. However, some individuals may not perceive this as an issue.

8.2 On the positive side, I understand that some buyers at The Vales purchased their units for their potential rental value. Similarly, Treasure Crest, although located further away, remains within walking distance from the hospital.

8.3 Where is the Pathology department located within this hospital? The Pathology department, also referred to as the 'collection point', serves as the area where the deceased are transported to this waiting space. Here, a family member is responsible for identifying the body and making arrangements for its transfer to a mortuary or casket company. It is hoped that this area does not directly face the current Heavy Vehicle carpark, as proximity to such locations is generally considered unfavorable in terms of luck.

9. Once the Heavy Vehicle carpark is removed, there remains uncertainty regarding what might take its place in the future. It is highly unlikely that a school will be established there. It could potentially accommodate support or ancillary facilities, or perhaps even a type of 'kopitam'. If this occurs, it may influence the atmosphere of Treasure Crest, in addition to introducing the odors of cooked food, as well as the presence of cockroaches and rats, among other concerns.

10. What is the location of the Central rubbish chute? Its placement is not ideal if it is situated next to the main entrance of the unit.

 

For a male breadwinner, it is not ideal to choose a unit with the kitchen in the northwest (NW) sector.

1. Try searching this forum for "Fire at Heaven's Gate" for more information.

2. In general, having a kitchen—especially the stove—directly at the NW point is considered inauspicious for the male head of the household. This can affect him negatively.

3. This is because, in the Ba Gua Trigram, the NW sector represents Heaven and also symbolizes the male elder of the house.

4. Simply put, using the stove at NW is said to burn one's Heaven luck, which means less good fortune and possible effects on the male elder’s career.

5. After reviewing many units, I can often identify stacks or units with this issue and will point it out to potential buyers.

6. For the Treasure Crest development, I noticed, based on a quick visual check, that block 56, stack #17 and block 60, stack #27 seem to have kitchens partially within the NW sector. However, a closer look is needed.

7. Many other stacks with similar layouts may also face this concern.

Which units in stack #01, #02, and #34 might be affected by the sharp edge of the clubhouse roof-lines?

Question: How can you tell if the sharp edge of the clubhouse roof is a poison arrow or sha qi?

Reply: If someone inside a unit, for example in stack #34, can see the sharp edge pointing directly toward an opening, such as a balcony, living room window, or bedroom window, then this could be a concern.

How can I check or confirm this?  
It is best to visit the unit in person or, once the development is finished, stand on the grounds to assess the situation.

On the left side of the illustration, the sitemap shows the clubhouse located between stacks #01, #02, and #34. On the right, you can see the clubhouse design with the extended RC roof, which acts like a poison arrow.

Overall, the designers of Treasure Crest have ensured that while the stove shares a wall with the toilet, it is only a straightforward partition. Importantly, the stove does not share a wall with a WC, which is a common layout in some developments and is considered inauspicious according to Feng Shui.

There are two main concerns to note. First, the main door opens directly to a view of the entire kitchen, including the sink and stove. Fortunately, this can be addressed without needing major renovations.

Second, one of the stove hobs may be positioned facing the sink. It is advisable to collect the keys and conduct a visual inspection to confirm the layout. Sometimes, during construction or at an owner's request, the main contractor may adjust the position of the sink to prevent it from facing the stove or tap.
