Northwave Executive Condo (EC) @ Woodlands View and 4 Bedroom Type D1

Here, it is not ideal to place a bed-head sharing the same wall as the WC.

Comments Northwave 4 bedroom D1.png

In addition, in this E1 layout; it is less than ideal for a stove to share the same wall as a WC:-

Northwave Executive Condo (EC) @ Woodlands View – Flying Star Feng Shui Analysis of Block 111

Block 111 consists of four stacks.

Stacks #21 and #22 face the Flying Stars Period 8 SE3 direction.

Stacks #23 and #24 face the opposite direction, NW3.

NW3, where stacks #23 and #24 are located, has the auspicious water wealth star #8 at the front. However, it is best to avoid the lower-floor units, as they face the main entrance and security guard post. The bin centre is located at the far right of stack #24.

Apart from this, other sectors in these homes may have imbalances.

If the master bedroom or another bedroom falls in the west sector of the home, be cautious, as this may lead to frequent sickness.

Stacks #21 and #22 with an SE3 facing also have the water wealth star at the front, which is favourable, especially as these units overlook a pool of water.

The other stars in different sectors are inauspicious and may need to be remedied.

It is beneficial if the back of the unit has some form of “mountain” support.

Note: As this analysis covers the entire block, some geomancers may take additional readings, for example from the most central bedrooms, facing outward towards the balcony. In such cases, the unit, especially in stack #21, may be considered as having an S1 facing.

It’s important to consider whether your potential new home receives afternoon sun, whether direct or indirect, and which parts of the home might be affected.

I once spoke with an overseas client who experiences all four seasons and mentioned that she doesn’t mind having afternoon sun in her home, as it can be very cold during the winter where she lives.

Northwave Executive Condo (EC) @ Woodlands View – Block 111 with stacks 01, 02, 03 & 04

In Shapes and Forms Feng Shui, stacks #03 and #04 are less ideal. These stacks are close to the main entry and exit ramp for the entire development and are also near or partially facing the bin centre.

For stacks #02 and #03, which are N2-facing, the double auspicious #8 stars are located at the back of the unit. This is less favourable compared to stacks #01 and #02, which are S2-facing.

Stacks #01 and #02 are the best options for East group individuals. The frontage of these units benefits from the double auspicious #8 wealth stars, and their orientation faces water, which is considered very lucky and is believed to bring great wealth.

1. You may refer to the sample illustration of a Flying Star Period 8 S2 chart for more details.

2. In the attachment, you’ll see that having double [8]s at the front of the home brings prosperity and good wealth, compared to N2-facing units where these auspicious stars are “wasted” at the rear, often in the kitchen or yard area.

3. One concern with S2-facing units is that the kitchen may be located in the northwest sector, known in Feng Shui as “Fire at Heaven’s Gate.” This can negatively affect the male breadwinner’s career luck.

4. For a south-facing (S2) unit, it is best to choose a home where the kitchen is in the north or northeast sector.

P.S. As readings are taken for the whole block, some geomancers may assess from the centre-most bedrooms, facing outward toward the balcony.

Northwave Executive Condo (EC) @ Woodlands View and Flying Star Feng Shui of Block 111

Block 111 consists of a total of 4 stacks.

Stacks #21 and #22 faces Flying stars P8 SE3 direction.

While stacks #23 and #24 faces the opposite directions of NW3.

NW3 with stacks #23 and #24  has the auspicious water wealth #8 at it's frontage. However, try to avoid the lower units as the lower units face the main entrance/ security guard. The bin centre is to the extreme right of stack #24.

Other than this, the rest of the sectors on this home has imbalances.

If the master bedroom or a bedroom is located at West sector of the home: be careful of frequent sickness

Stacks #21 and #22 with SE 3 facing has the water wealth star at it's frontage. Thus, it is an advantage that these unit faces a pool of water.

The rest of the stars in other sectors are inauspicious. And may need to be disarmed

Good, if the rear of the house has a "mountain" support.

P.S. As the readings are taking as a total Block e.g. 110; some geomancers may use the readings eg. from the centre most bedrooms facing outwards of the unit towards the balcony. Of course, if so, it may become a S1 facing unit especially for stack #21 etc...

Northwave-EC-Site-Plan FLYING STARS9.png

While the method above is one way to take Flying Star compass readings, the following approach is recommended:

1. Please refer to the attachment.

2. In the previous example, the reading was taken along the red line from A to B, which runs parallel to the side wall of the unit.

3. However, it is better to take the reading along the blue line instead. For example, stand inside the living room facing the balcony, and take the reading from the blue line marked C to D.

4. Because of this, assessing the facing of every individual stack or unit can be very time-consuming. Therefore, I handle such requests on a case-by-case basis for my clients.

Under Shapes and Forms Feng Shui; stacks #03 and #04 are less than ideal. As this is the major Entry / Exit ramp for the entire development. Plus it is close to/partially facing the bin point.

N2 stacks with #02 and #03 has the double auspicious #8's wasted at the "back" of the unit. Thus not as favourable as stacks #01 and #02 which are S2 facing.

S2. Stacks with #01 and #02  are the best stacks for a East group person. As both frontage enjoys the double auspicious #8 wealth stars. And furthermore their facing directions has water. Bring great wealth.

1. Attached, please find a sample illustration of a Flying Star Period 8, S2 chart.

2. In the attachment: it is advantages for the [8] & [8] which symbolises : Prosperity, good wealth at the frontage of the home. Vs a N2 facing where this good stars are wasted at the "rear" which is usually the kitchen/yard area.

3. The only concern for a S2 facing chart is that so often, the kitchen may be located at NW sector. Which in Feng Shui is called: "Fire at Heaven's Gate". And this can affect the male breadwinner's career luck.

4. Thus for a South facing (S2) best to select a unit where the kitchen is either at North or North-east sector is preferred.

P.S. As the readings are taking as a total Block e.g. 110; some geomancers may use the readings eg. from the centre most bedrooms facing outwards of the unit towards the balcony.

Please see the bottom most of this thread for a far more accurate assessment of the flying stars of this four stacks...

5. Based on this, it may be necessary to fine-tune the Flying Star analysis for blocks 110 and 111 to reassess their directions using the recommended method.

Back in 1966, the site of Northwave EC would have been just off Ulu Sembawang Road, really right in the middle of nowhere. The Chang Pang Village was located to the east of this plot.

Case Study: Where are the bin centre, sub-station (transformer room), and gen-set located? If possible, try to avoid choosing a unit that faces the bin centre.

The planners of Northwave did a pretty good job with the placement of the bin centre, generator set, and substation (highlighted in yellow).

So it’s safe to say that for Blocks 111 and 101, having units facing these facilities is really not an issue.

Case Study: When purchasing a ground floor or second-storey unit, consider any nearby function areas such as BBQ pits or alfresco dining and kitchen spaces. These buildings often have support structures like pillars and beams, which may result in a pillar facing or pointing toward an opening, such as the balcony or bedroom windows.

Case Study: Avoid main door (opening) facing or view of a stove

A simple use of opaque film, here.

Opaque films usually have transparency such as 10% to 100%. Usually 50% opaquecity is good enough.

Today, there are two main types of security intercom system:

System Type 1: Guard room with a fixed line connected to each unit's wired intercom.

This system has been used for many years, especially back in the days of fixed telephone lines and pagers.

In the past, the unit’s intercom was usually located close to the main entrance door.

There are many different types of systems, ranging from simple voice-only calls to intercoms with built-in cameras.

If no one is physically in the unit, the security guard may call and get no response. At some side gates, there is also an intercom, and you can call in to get access.

For large developments like Sol Acres EC, it makes sense to opt for this fixed-line system to avoid massive phone bills from a telecom provider, given that there are so many units in the development.

System Type 2: Each unit needs to register a phone number. These days, most people just use their handphone. The system uses GSM, 3G, and 4G modules to call the owner’s or occupier’s number.1454705091_3G-4Gintercomsystemnorthwave-e-brochure_35.thumb.png.1e70cbce214c572aa220f2e0dbfd9e19.png

Here, as long as the occupier registers a specific phone number, the security guard can call the unit number and that particular phone will ring. This way, the guard can check directly with the owner to see if the occupier is expecting a specific visitor or not.

For smaller developments, there is often a call panel outside the access gate. A visitor can key in a unit number and, instead of the call going to a guardroom, it goes straight to the occupier. The occupier can then speak with the visitor and even press a code, for example #2, to open the side gate for his or her visitor.

The advantage of this system is that the occupier can be anywhere—whether in the bathroom or even overseas—and still allow the visitor to enter the development. (Of course, this assumes the occupier is not on a flight with their phone switched off. If it is, he or she usually should not be expecting a visitor.)

The disadvantage of this system is that the occupier often has to choose only ONE phone to register as the “intercom” phone. And for a new occupier, tenant, or resale buyer, they have to quickly register their phone. Otherwise, visitors will have a hard time calling up to the unit.

This also means the management has to spend time and effort updating phone numbers every time a new tenant or occupier moves into the development.

Another disadvantage is that, in a large development with many visitors, the telecom bills may increase if the telecom company charges based on the number of outgoing calls from the system.

Northwave uses this later System Type 2.

Addendum on 17/7/2019 = We’re introducing a new e-invite system for visitors at The Clementi Canopy.

In addition, Treasure at Tampines e-invite is still functioning at my last visit recently on 4th January 2026.

Instead of the usual balcony cum PES sliding doors, this development uses the “French-type” of collapsible doors.26243E56-0735-4198-B165-3D487EC4490C.thumb.jpeg.a9ecfb294c5550622bc9e30fd49b0509.jpeg

The disadvantage of these doors is that each panel must be checked carefully to Ensure that they are all bolted.

Plus, avoid a person’s fingers caught inside this GAP....

Otherwise, it is meant to allow maximum openings... not possible with sliding panels.
