Part 1: The Alps Residences at Tampines Avenue 10 & roof-lines of the ancillary buildings/trellis

1. The roof-lines of the ancillary buildings / trellis at The Alps Residences is considered unfriendly.

2. Please see attachment.

2.1. For building "A" which is the club-house cum function room; the building is very close to a particular block/stack.

2.2. I have highlighted in yellow a unit at 2nd storey that may have a potential poison arrow aimed towards it from the club-house roof-line.

2.3. There is another trellis court-yard. Which I had marked in red as "B". This court-yard is also close to a block/stack/unit. Thus it may be a potential sha qi or poison arrow depending on whether there are trees between it and this court-yard. (I have not actually studied the full layout. Thus if this court-yard building is not aimed towards a unit; then no issue.)

3. If there are trees with large foliage between either building A and the block/stack/unit; then this may also not be an issue.

Part 1A: The Alps Residences at Tampines Avenue 10 & the court-yard roof line is really Feng Shui unfriendly as it has so many "spikes/spines"

The test to stand inside a unit's balcony and bedrooms and look out directly to assess whether a home is affected by a poison arrow or not...

Part 2: The Alps Residences at Tampines Avenue 10 - These flat roof-lines are also potential poison arrows if there are no trees between it and the block/stack/unit.

1. The distance between it and the block/stack/unit should also be taken into consideration when considering whether it is a poison arrow or not.

2. Looks like for this development, be extra careful (if any) of especially purchasing what looks like 2nd storey units, here

Part 3: The Palette @ Pasir Ris shares a similar but much friendlier Art-deco design of the use of similar materials

Part 4: The Alps Residences and Flying Stars Feng Shui

In this development, majority of the stacks are suitable to the West Group persons.

For example stacks NE1, NW1 & SW1 are more suitable to the West Group person.

While stack SE1 is more suitable to a SE1 person.

In general, the following stacks and their flying stars:-

NW1 stacks = 01, 04, 05, 08, 31, 32, 35, 36, 38 & 39

SE1 stacks = 02, 03, 06, 07, 10, 30, 33, 34, 37

NE1 Stacks = 13, 14, 15, 24, 25, 26, 27, 28, 29, 43, 44, 47

SW1 stacks = 16, 17, 18, 19, 20, 21, 22, 23

There are several stacks such as Block 113 stack 41 which is not as clear-cut as above. For example stack 41 could even be a SW1 or a NE1 facing stack. Similarly  stack 09, stack 12 needs further close-up look at each of these and some other stacks to decide on their actual facing direction. If not sure, best to wait till TOP. 

Part 5: A 51-year-old construction worker falls to death at The Alps Residences u/c condo on 18 December 2017 at 11am.

According to a Ministry of Manpower (MOM) spokesperson: a worker of Chinese national, had been performing formwork when he fell from the 10th floor and landed six storeys down onto the fourth level.

Note = Developer: MCC Land, China. Their first condo was The Santorini. Alps Residences is their 2nd condo.

Part 6: A past ranking of The Alps Residences of 6 stacks: 06 and 09, 35, 38, 44 and 45.

Part 7: Case Study - A West Group person should only consider a West facing unit?

In this illustration, an East Group home with SE1 facing considering all factors is better than the other two units facing NW1.

Thus, it is a myth that a West Group person should migrate to a West Group facing unit. While an East Group to an east group facing unit.

Part 8: Imaginative concept behind this development.

Only thing missing is no snow.. 

Part 9: Can or cannot buy is simply not "One size fits all?"

1. As one can see this ground floor unit with PES in The Alps is highly unsuitable to this potential buyer:-

Question: Hi Master Cecil..during Qingming .. can we proceed to open the door?

Reply: Yes Qing Ming this year (2020) is on 4th April. If you need to go visit.. then do so before open door.

Question: normally we dun go to qingming.. cos my kids are still young.. is our parents will go.. hence do we need them to go first before we open the door?

Reply: If you don't need to. Then Qing Ming is a non-issue for you. 

Is just like, if you are suppose to go visit. But happily go open door etc.. then "they will be angry".

How to be angry with you if your never go qing ming?
