HDB Upcoming BTO Launches - November 2017 in Punggol, Sengkang, Eunos (Geylang) & Tampines

According to HDB, the next BTO launch is expected to take place in November 2017.

Non-Mature Towns/ Estates:

Punggol with 4 & 5 rooms 390 flats
Sengkang with a larger mix 2, 3, 4, 5 & 3Gen with 1,500 flats

Mature Towns/ Estates:

Geylang (actually in Eunos) with 2, 3 & 4 with 740 flats

Tampines with 2, 3, 4 & 5 rooms with the largest 2,200 units

Geylang = Eunos: HDB Upcoming BTO Launches - November 2017

Amongst November 2017's BTO launch, these flats in Geylang: Eunos is within walking distance to Eunos MRT station.

From a Feng Shui point of view; this plot wraps around the existing HDB Eunos Court.

And for those who currently own a unit there: especially block 33 and 34 will find out that their views towards the west will be obstructed by these new flats. As well as to endure construction noise for the next two plus years.

Units facing North closer to Eunos Avenue 5 would be (MRT track noise) buffered by the above development. And may have unobstructed views if higher than the two storey Eunos industrial estate buildings

4. Units closer to Northshore Walk would mean that it will not be affected by a new future road (traffic noise) as well as some of these flats might enjoy sea view.

5. As this plot is at the North-west sector of Punggol, for those who are adverse to afternoon sun; do take a second look before commiting to a such a unit. However, a plus is that this is where usually, the sea view is to be expected.

Sengkang: HDB Upcoming BTO Launches - November 2017

HDB Anchorvale Village and HDB Fernvale Glades

Once upon a time, this area was a fish/ farm land. And the main entry into this plot of land was via Jalan Kayu.

I remembered in the 1978/79 and early 1980's when I was in NS; we took three-tonners at designated locations in Singapore for our course(s) at School of Manpower Management.

The moment our three-tonners reached Yio Chu Kang Road heading towards Jalan Kayu; the "perfume" and that distinct smell of "pigs and other animals" soon woke us up as we entered the gates of Seletar camp...

Anyway, that was a long time ago. And all these were non-existent after the year 2000 onwards.

With the opening of a new SengKang West Road, it will be accessible from both areas.

Cannot blame that many are weary that they may get a unit directly facing Ju Eng Home for senior citizens. There is also a proposed church. And across Jalan Kayu, there is also a Chinese temple.

I am sure, with or without Feng Shui, many will take notice of these buildings before selecting a flat.

Tampines: HDB Upcoming BTO Launches - November 2017

I always wondered when the virgin forest at Tampines Avenue 12 will be annexed for development.

Finally, it has arrived. And a large plot with 2,200 units.

One good thing is that this plot is almost surrounded by proposed park. A plus point. Even if it is at the fringe of Tampines North. And a stone throw away from gateway between Tampines / Pasir Ris. And that Tampines Expressway (TPE).

Given that the TPE is two streets away from this plot; units facing North or NE (depending on the block layout) would definitely look towards Elias Green / The Palette / D'Nest without enduring the traffic noise coming from TPE.

“New HDB flats with flexible layouts” A term which simply means “we are using drywalls in your flat too!”

In the last few years; many new HDB flats has played catch-up with the condominiums and ECs.

To make it sound nicer; the use of drywall’s has led to a nicer sounding theme: “New HDB flats with flexible layouts”

This is to say that all older HDB flats inner walls were once constructed with hollow-bricks or pre-cast concrete slabs.

But today, I have come across many new HDB estates using such dry walls: Ang Mo Kio, Sengkang, Punggol, Yishun and many other new estates.

I believe this should be no different for this November BTO launch..

There are also now two central rubbish bins: recycle and regular. Most would also consider where is this in relation to the main door of their potential unit.
