Posted April 21, 20196 yr Staff Parc Komo at Jalan Mariam by CECL Real Estate Development Pte Ltd (Formerly Changi Gardens) Launching soon...
May 21, 20196 yr Author Staff Part 1: In 1966, PARC Komo was ground zero for Yan Kit Village And today, Changi prison was expanded to the opposite side of the Changi Road. Seems like this is the last plot of land to be developed in the area. The rest were developed by CDL extensively.
May 27, 20196 yr Author Staff Part 2: One of the first priorities under Can or Cannot buy is to locate where the Bin Centre (BC) is at Parc Komo. And if possible steer clear of the purchase of a unit anywhere remotely close to it as possible. Think of the BC as a plague.... Did not expect the Bin Centre to be at this location, and so close to two towners as well as three stacks: #27, #28 & #83. No wrong to also add stack #82 also. Same layout, just that this is at different level:-
May 27, 20196 yr Author Staff Part 3: Peace and Quite vs Noisy Environment? 1. There are some who prefer a quieter stay. 2. Some like low floors especially units with a PES but prefer privacy as well as don't like to be close to "party" pavilions and alfresco pavilions + activities involving barbeque smells etc.. 3. Some also don't like kids play / kids pool etc... 4. Thus, it is also good to spent time to review and understand the various faciities near to one's potential preferred unit. 5. As I mentioned above, some prefer peace and quiet and even privacy. Others don't mind e.g. close to kids playground and pool... The saying goes: "One man's meat is another man's poison". 6. I have highlighted in RED, some facilities that may have an effect on some persons. 7. In addition, there is a commercial glamping site a commercial at East Coast Parkway. This development also boasts a glamping side at around it's 2o'clock position directly facing Block 971 stacks #53 and #54. Clue: some sort of an external camping....
May 27, 20196 yr Author Staff Part 4: Usually, the more experienced buyer will often try to avoid purchasing a unit influenced by the afternoon sun. For one thing, especially in the evenings, the interior of the unit may feel very warm. Sometimes, the heat may even soak into the walls or glass panels and ozze out heat in the evening. Overall, if so, the entire unit may be quite warm.
May 28, 20196 yr Author Staff Part 5: Shapes and Forms Feng Shui and Sick Building Syndrome (SBS) 1. In my opinion, there is a higher risks of falling sick at these two stacks particularly stack #57. (and perhaps stack #56) under certain conditions: 1.1. Sunny day where the sun is intense and shines onto the pool area 1.2. Usually lower floors at either #57 and or #56 1.3. Majority of neighbours did not open any of their "openings" be it the balcony or windows. 1.4. Right wind conditions that blow "air" towards e.g #03-57. Under some or all of the above conditions, there is a higher chance of "dirty" pool chemical "water" gets blown into the unit.... thus may result in family members falling sick inhaling it. May 28, 20196 yr Author Staff Part 6: Reading between the lines of the Parc Komo Sales Brochure For example, before signing on the dotted line, insist that the Agent show you the location of the common rubbish bins...
May 28, 20196 yr Author Staff Part 7: Shapes and Forms: WC beside main entrance door and Type 5L1 - G 5L 2a, Five Bedroom Luxury Under Shapes and Forms Feng Shui, there is a stigma attached to a WC (even if it is just a powder room) directly beside the main entrance door:
May 28, 20196 yr Author Staff Part 8: Stove sharing the same wall as WC - Three Bedroom Classic Type 3C1 Under Shapes and Forms Feng Shui, this is considered the "worst" pairing
May 28, 20196 yr Author Staff Part 9: Stove sharing the same wall as the shower - Three Bedroom Deluxe Type 3D1d - G Fortunately there is an "air-well" between the shower and the stove... so long as the water pipe is not sharing the same wall as the stove is acceptable:- Below: Three Bedroom Classic Type 3C2 a no issues whatsoever since the stove is away from the shower: However, ideally, standing inside the main door, one should not see the stove. Should not be an issue given that there should be a solid wall between the main door and the kitchen / stove.
May 28, 20196 yr Author Staff Part 10: Four Bedroom Classic Type 4C1 There is no worries for this layout plan. As the stove is not directly sharing the same wall as the utility basin. Thus okay or no issue:-
May 28, 20196 yr Author Staff Part 11: Sink and Stove sharing the same wall for Two Bedroom Deluxe Type 2D4 Under Shapes and Forms Feng Shui, less than ideal to have the stove directly sharing the same wall as the sink:-
May 28, 20196 yr Author Staff Part 12: Potential Poison Arrow(s) from sharp corner of neighbouring stacks/units #42 may have a poison arrow aimed towards #32 and #49 #49 may have a poison arrow aimed towards #57 #58 may have a poison arrow aimed towards #63 The above is not exhaustive. As I did a quick sampling for some of the potential poison arrows in this development.
