Is it auspicious to buy a unit with water leakage from the ceiling (it is a top floor unit)? the agent shared that this happened 1 month ago and they are contacting the management to fix it. How auspicious is it for the main door to face the staircase with door, about 1.5m to 2m apart? Is it a concern if the owner of the unit has passed on a year ago (although the owner has not stayed in the property for many years but has been renting it out)? Is it possible to use feng shui to help to counter the above concerns? What are other things that we should look out for? Thank you very much!

Several years ago, a client was also considering a top floor unit for acquisition. Upon entering the unit, we observed signs of leakage. The owner/occupant was somewhat reluctant to provide further details. We ascended to the emergency stairwell and were able to view a water tank situated above the unit. In my opinion, one potential problem could be that the water tank is affixed to the rooftop. It is likely that, due to daily expansion and contraction, the bolt(s) may have shifted. Even if the roof is tarred or waterproofed, it is plausible that wear and tear could lead to recurring leaks. What is most concerning is that such leakages may cause damage to what lies beneath. For instance, parquet flooring could be compromised, or electrical appliances in that vicinity may be affected. Once again, it is imperative that the Management Corporation Strata Title (MCST) undertakes the necessary repairs. While discussions are straightforward, the process may require time, and damage may have already occurred.

Regardless, it is mandated by law that all stairwell doors remain closed at all times. This requirement is in place to prevent smoke from entering the stairwell in the event of a fire, such as one occurring in a lower unit, thereby ensuring the safety of individuals using this emergency exit. Failure to comply may result in fines for the development. Furthermore, the development is also obligated to ensure that the stairwell is free from clutter, including any items that residents may have stored or discarded there. Last word should be clutter. Old owner was said to have passed on in this bedroom/bed. As Imagined by Meta AI. Frankly should not be a concern. As Feng Shui is about earth luck. If owner did not stay in the unit, no issue.
