Dear Clarence,
1. Sorry for the delay in reply.
2. One should leave out the garage area as this is not considered `living' space.
3. If you have a layout plan, you can upload and I can help you find the centrepoint of the first level.
If the second floor is above, the garage and is a living space, then this should be included.
