In my opinion, there are many other factors that can influence the sale of your house.
Overall, the main factors are:
1. Location, location, location.
2. Selling price & market conditions.
3. Luck factor - however, there are said to be many forms of luck. Chinese divinity uses Pillars of Destiny (map out Heaven's luck) and try to increase this.
4. For Feng Shui, if there are salient or good points of the house under Feng Shui; one may try to `sell' this as value added - provided the buyer can be convinced about Feng Shui and good points about it. Sometimes, if the house is not so good, this can however backfire.
