Location: Siglap Road (Marine Parade)
Developer: Mandarin Gardens Pte Ltd (Overseas Union Bank financed)

TOP was 16 years ago in 1986
Total units: 1,000 apartments. Comprising of Studio, 2 bedrooms, 3 bedrooms and Penthouse.
When it was launched in 1986, many of the units are sold at a premium. Most probably because of the district 15 location.
Even during that time, many of the units were vacant. And by coincidence, a video system at the guardroom to each unit - failed. Installed by Chubb, this system gave problems and did not work.
In my opinion, there are many unsold units at this condo.
Basically, in order to save space, the major blocks are connected in e.g. an `S' shape.
It is preferred that each blocks or tower be separated. But, the two main tower blocks are interconnected without allow air flow to properly circulate.
Since this is a 99 year site, and there are always new and cheaper condos around, one will be hard pressed to move in unless one wants one's child to go into schools like Toa Nan Primary. But even so, may not qualify.
Go for something else, better if you can.

Failed Collective Sale Attempt at Mandarin Gardens 


Biggest obstacle for collective sales was thought to be the larger units on high floors with sea views…
