I plan to get a first level (ground level) condo with PES and is facing a pool. Could you advise me anything that i need to take note while selecting the unit.

Frankly, each unit is unique on it's own so it hard to tell you what you should be looking out for.All I can is to look out for any general sha qithat might cut into your home and other shapes and form issues such as toilet center of house, missing corners etc.

Pool facing units though good, but take note that it can also be noisy and sometimes may lack some privacy.

Otherwise, frankly, quite difficult to advise unless you actually review the unit in detail.
