  12. Part 4 - Block planning and Road Junction 1. Understandably this is out of the control of HDB home buyers if the planners decide to tilt the block facing a junction. As shown in this illustration with stacks #A and #B 2. Some planners feel that such an arrangement would give a commanding view to residents staying in such a Block and stack(s). 3. There are two considerations if the stacks are tilted in the above example: 3.1. If there are frequent strong winds blowing into the unit; then can affect with health and wealth. 3.2. The other is the stigma attached to living in a home facing a T-junction. 3.2.1. Here, if markings A and B are landed properties.. there may be a one in a million chance that a vehicle may plough into the grounds of such homes. But for HDB flat, there is the service road. And not like vehicles can suddenly fly into a unit's living room.
  13. Part 3 - The location of the central rubbish bin. 1. In the past, there is only one per level or storey. 1.1 Today, many new HDB blocks have an lobby area with both a recycle and a central bin side-by. 2. In a resale environment, often, it is harder to sell a unit especially when it is "next" to or in close proximity to the open area + central rubbish bin. In this instance Block 590C stack 61. 3. In some cases, either the potential new buyers and or their Feng Shui masters would share the same concern of the main door with a view of the central rubbish bin = as for stack #63.
  14. Part 2 - The plot of land in 1966 was a piece of virgin land. 1. It is good that from the 1966 streetmap Montreal Dale is on an empty plot of land. 2. Given that in the past some plots were situated on burial grounds or a market where slaughtering of live stocks took place. 3. Montreal Dale is just a 800 metres from the heart of Chong Pang. 3.1 Then Chong Pang was predominantly popular with the Chinese. 3.2 As well as many of the roads within Sembawang like Canberra etc.. got it's name from the British. 3.3. As British had a naval base at Sembawang. 3.4 Even "Naval Base Secondary School" got it's name from this former British heritage.

Many of today's three and four and even five bedroom types follow this identical layout:- When purchasing a re-sale unit common sense says try to avoid units with full view of the precinct pavilion especially Block 590C stack 57 and 59.
