  1. These are some considerations: 1. Not compulsory to be air-tight. For two common sense reasons:- 1.1. Often, if solid, blocks light to the front door especially if is already in a dim area. 1.2. In some situations, hamper the view to the front door. A half-height cabinet is fine or okay. 1.2.1. For example, if one's child wonders towards the door area... or a stranger stands quietly at the front door or someone trying t meddle with the lock... one may not be aware of it. 2. Often Glass partition is highly reflective. Unless it is sand-blasted or opaque. There are times when someone enters the house and gets a shock of seeing one's shadow looking back at us. 3. These are some of the considerations.
  2. Case Study 10: Flying Star Feng Shui of Parc Central Residences at Tampines 1. Majority of units either face Flying Stars NE3 and SW3. 2. Only 1 block = 119 has stacks either facing N3 or SE. 3. There are also a 6 stacks facing SE3:- 4. Traditionally if move-in into unit is on or after 10 February 2024, the unit is considered as belonging to Period 9 Feng Shui.
  3. 1. Yes, all estates are governed by the mantra that a potential unit can be Good, the Bad or the Ugly? 2. Another consideration is how suitable it is to the breadwinner ... which often accounts why some homes are suitable to some, while inauspicious for others....
  4. Interlude: Case Study: Do you know that even if a geomancer says that the site is excellent, all sites are govern by the concept of the Bell Curve 1. Remember, even if a geomancer says that this is a good development. However, a good unit also depends on where it is within the development: 2. Is your potential unit under the Good, the Bad or the Ugly? 3. Often if one is lucky, even if the unit is not so fantastic superficially. Some units are like an unpolished gem. While others unfortunately may be a hopeless rotten apple. 3.1. Just imagine, if the unit is like a 10 year old rundown 1,000 cc car. Even a good Feng Shui Master is unable to turn it into a good unit! By the way, (above) this falls under Habit Number 11. 4. Under Habit 1, one possibility is by ranking one's bedroom type by stack/unit: 1st choice, 2nd choice etc... Reference: Habit 1 can be found under this link:-

  6. Case Study 9: Stacks/Units with Potential afternoon sun 1. The Sale Brochure proclaims: Majority North-South Orientation. 2. In my opinion, this is not exactly true! 3. In fact, Majority are instead NE or SW facing units. 4. Stacks/Units shown in YELLOW often depends on the floor level. 4.1. For example, low floors often will not be affected by afternoon sun because of neighbouring blocks or near-by HDB flats especially those from Blocks 123, 125 and 127. 5. How do you Feng Shui your home? Use the front door?

  11. I'm sorry, I'm still not completely sure. If we move the washing machine from its current spot by the window to the washing basin area with a front-loading model, will this be better and not affect the three bedroom layouts? Reply: This isn’t a Feng Shui issue; it's mainly about common sense. Whether it’s detergent or powder, these can contaminate the bedroom. If the washing machine is warm, soap fumes or powder could spread into the bedroom. This is simply a matter of practicality, not Feng Shui.

  14. Case Study 8: Don't want my unit smelling like a BBQ pit especially on every T.G.I.F / weekends / Public Holidays 1. It is surprising that for such a development of 700 units, there is only one BBQ Pavilion. 2. For sure, if I were a buyer in this development, I would promise myself to stay clear of a unit close-by to it! 3. As I don't want my house to smell like a BBQ pit and or a shelter for homeless ants and their relatives. 4. As the ingredients of food, food waste, food in bins, sticky sugared drinks spill-overs can be one's worst nightmare!. 5. Hopefully also the other two Outdoor Dining Areas: One marked as 21 at The Playfield and the other 77 at The Parc House (2nd storey) would not be as equally bad as the BBQ Pavilion. 6. Really, 3 Dining Pavilions excluding a Picnic Lawn (at The Lawn) are enough to cater for some of the party animals in this 700 strong development?
  15. Case Study 7: Potential Sha Qi or Poison Arrow(s) from neighbouring block/stack 1. There are potential Sha Qi aimed towards stacks #20, #24 and #33. 2. The most severe is stack #20 as it is aimed towards the stack/unit's living room. Which is the hardest to cure given that this area of the house often should be airy and open most of the time. 2.1. How about installing external zip track blinds? It is a good idea, here. But let's hope the colour chosen is white or ivory. Not brown or chocolate coloured blinds. As there is a huge contrast with dark coloured blinds. How to know? Only time to be certain is after T.O.P. when one gets the details from the Managing Agent. 2.2. Secondly, for stack #20, it is suppose to have a wonderful view of the pool. And who in the world would draw down the external blinds covering the entire balcony 24/7? 3. For stacks #24 and #25 the severity is lessen given that the Sha Qi is not aimed towards their living room but a specific bedroom. Which can easily be neutralised or cured. While for #33 it can be a touch and go situation.

Case Study 6: The next closest thing is the Showroom Model especially for those intending to buy low floors especially levels 1 to 4 to look out for signs of any potential Sha Qi or Poison arrows 1. There can be a potential Sha Qi or poison arrow (if any) especially from roof lines as marked in red: X, Y and in yellow Z. 2. Most likely no issue with marking in yellow "G". 3. For levels #01 or units with Personal Enclosed Space (P.E.S.) and levels #02, #03.. less discerning are the tree trunks -- hopefully does not slide towards the centre of the living room balcony. As these are harder to cure.
  17. Case Study 5: Interested in a penthouse unit? Find out where the water tank is located. 1. According to I-Ching, it is considered unlucky to have a water tank above the roof, or above your “head.” 2. The Sales Brochure PDF I extracted as a .png is not clear. 3. From a rough outline, it looks like each block has three stacks with a water tank directly above each penthouse. 4. Since there are four stacks per block, only one stack out of four does not have a water tank above it, so it is considered lucky. 5. It’s a problem that roof waterproofing depends on how well it was built and how old the building is. 6. I still remember when a client was thinking about buying a top-floor unit at Parc Palais condo at Hillview. 6.1. Parc Palais condo, built in 1999 and now about 21 years old, is showing its age. There were clear leaks from the ceiling, and we found that a water tank sits right above where the leak happened. 6.2. It’s probably not a major structural problem (hopefully). More likely, the water tank is bolted to the roof as expected. 6.3. Over time, the water tank expands and contracts. This may have caused the bolts to create cracks in the roof. It’s not easy or practical to fix these issues often. 7. For the first few years, this kind of problem probably won’t happen at Parc Central. 8. Any leaks from the outside of the building are the responsibility of the MCST, no matter how old the building is. 9. However, not all MCSTs will do proper checks or deal with these issues as often as needed, like in point 6.3. 10. Photo: A water tank above the newly finished HDB Northshore Straits View
  18. Case Study 4: Possible to hear Fire Engine Sirens especially along the traffic junction at Tampines Ave 3 with Ave 10 and/or along these two roads? Hmm... Any volunteers - to do a survey? Erh? Not Free? Let’s hope it does not disturb the units at Parc Central.
  19. Case Study 3: Potential Sha Qi and Stacks #06, #07, #24 and #25 1. Depending on the wind direction and if on a windy day, may expect significant air-flow towards the yellow highlighted areas of these four stacks. 2. Especially on windy days, good to control the wind blowing towards the rear of the unit and/or master bedroom = by adjusting or closing the windows or kitchen, yard windows doors (if any)
