  1. Cases Study 5: Potential Sha Qi from vehicles turning into HDB Sun Sails from Sembawang Avenue. 1. Best to avoid units #02-101, #03-101 and #02-103 with #03-103 due to sha qi from vehicles turning into the estate.
  2. Case Study 4: Is your neighbour a durian lover? Pray also that durian season is not all year round? 1. Excuse me, Sir! What has eating durians or all year durian season got to do with my potential unit? 1.1. Okay, okay. Not really. Unless your neighbour(s) has a habit of leaving the durian shells at the bin area. Instead of bringing it down to the bin chute area. (As often a plastic bag full of some shells cannot go into the bin chute.) LOL.. 2. Under Shapes and Forms Feng Shui, it is not great to be sharing the same wall as the common bin lobby. What more is the living room and front door wall: specifically Stacks #101 and #149. 3. Quite uncomfortable also to have a unit with the front door or lobby of stacks #109 and #141 so close also to the common bin lobby. 4. (Below) Although this may look not as bad. But having say my air-con compressor so close to the common bin lobby + yard with often clothes to dry etc... also don't seem that good. 4.1. For the above reason, try not to select a unit at #267. How about #269. Not as bad... but if there are other units.. why not see this also as a last resort. 5. Unfortunately, even if one is okay with all the above. In the near future, a potential buyer may think otherwise. There goes your hard-earn money as one may have to sell the unit at a lower price.
  3. Case Study 3: Is it a good idea to have my unit facing existing private housing? 1. Okay for once, lets not consider the drainage reserve. 2. Stacks such as #261, #259, #267, #267, and others either face the yard or the sides of landed homes. 2.1. This situation is not necessarily unfavorable, particularly if one can acquire a unit on a higher floor. Conversely, those on lower floors must exercise caution regarding the 2nd and 3rd floors of these homes or may even encounter the roof-lines of such residences. 2.2. It would be considered inauspicious if the roof-line of these homes were to cut across or direct towards a unit's entrance, especially that of the living room. (This is difficult to remedy, as one cannot simply keep all the living room windows closed indefinitely.) 2.3. Upon examining the current landed plots, it is highly improbable that any of them could be redeveloped into a private condominium project. 2.3.1. However, if a few, such as homes 9, 10, 11, and 12 (located on Jln Derum and Sembong Rd), were to undergo en-bloc sales to a developer, then these private estates could potentially rise to 5 storeys plus an attic. Therefore, for 'insurance' purposes, it is advisable to secure a unit that is at least on the 6th storey or higher, considering that landed properties are permitted a ground floor height of approximately 4.5 metres. 3. Additionally, Stacks #255 and #257 are adjacent to an opening, namely Jalan Derum. Is there any concern regarding this? 3.1. Fortunately, Jalan Derum is a brief service road. There should not be any problems whatsoever. Consequently, traffic on this service road traveling from Jalan Legundi to Jalan Derum is unlikely to be swift (or intense!). 3.2. In reality, one might view this as a hidden advantage for the units at #255 and #257. Small-talk Resident of No. 10 Jalan Derum: "Alas! Covid 10. And now this!" Resident of No. 11 Jalan Derum: "Oh dear! What is occurring to us?" Resident of No. 8 Jalan Tampang: "I am equally frustrated! The air circulation has diminished. However, I am fortunate that the rear of my home (referring to the backyard) faces the construction site." Resident of No. 10 Jalan Derum: "Alas! Covid 10. And now this!" Resident of No. 11 Jalan Derum: "Can you believe it? It is a nightmare with construction noise and dust until June 2025, and it may extend further if residents commence their renovations."
  4. Case Study 2: Is it okay for HDB Sun Sails stacks #131 and #133 facing this "junction?" 1. The above site map can be misleading especially since it does not show the whole picture:- 2. These two stacks are further enveloped by a slip road (in blue) and thus in this instance is not really at the fringe of a cross junction:- 3. In a similar vein, these stacks of HDB Block 302 Canberra Road although in theory faces a traffic cross-junction, but it is also buffered by a slip road of vehicles turning from Sembawang Road towards Canberra Road. 4. In another thread of the Prive EC at Punggol, I had mentioned that previously, I had a client who had moved-in to a unit that is facing a cross-junction. 5. This client mentioned that at times, it was quite scary to hear screeching brakes. And sometimes even the sounds of colliding metal. 6. It is not like such vehicles can fly into his unit. But rather, a feeling of unease and/or hopefully no one gets hurt.. sort of thing, that's all! 7. During the last HDB BTO launch in August, we also see Urbanville @ Woodlands stacks #207, 209, #355 and #357 which also in theory faces a cross-junction. But the fact is that these four stacks are literally buffered by the 2/3 storey MSCP that has an SM and FA/F incorporated with it:-
  5. Looks okay. The photo on the right does have a sharp corner. But in my opinion not an issue.
  6. Case Study 1A: What happens if neighbouring blocks/stacks are not parallel to each other? 1. This can result in Sha Qi or poison arrows from neighbouring block/stack/unit. 2. For example poison arrow: from #111 towards #153 from #165 towards #199 from #163 towards both #201 and #203 from #161 towards #205 Case Study 1B: Again, whenever neighbouring block/stacks are not parallel to your potential block/stack, this invariably happens: 3. Poison arrows aimed towards stacks #137, #139, #177, #179 and and #223:- Case Study 1C: Buying a unit facing neighbouring blocks/stacks? Do scan for Sha Qi or poison arrows (if any)? 4. HDB Sun Sails Block 370B Stack #149 may have poison arrow(s) from existing neighbouring Public Housing Block 303
  7. Case Study 4: A future school on the opposite side of the road any concern? 1. There are many homes in Singapore with a school on the opposite side of the road. 2. The only Feng Shui concern is only if the roof-line of the school becomes a sha qi aimed towards a unit's frontage especially that of the living room. 3. In addition, under Symbolism in Chinese custom, it is less than ideal to have a school clock facing one's home. 3.1. Fortunately, such tower clocks are less frequent especially for modern Singapore schools. But it can be if the school is an established one such as Catholic High etc...
  8. Case Study 3: Is the Petrol Station as shown below a concern for us? Good news is that the petrol station is definitely not a concern for homes within HDB Garden Court.   9. Case Study 2: More of a concern if a unit directly faces the spine or a Cross above some churches towards their frontage / living room. 1. Otherwise, often there are less of a taboo locally for a unit facing a church as compared to a Chinese temple. 2. More likely so, because churches often look serene and does not have highly decorated frontage often with Dragons, Lion statues etc.. 2.1. Equally, churches also do not have incense / joss-paper burning cauldron especially found tuck at one corner of the temple.
  10. Case Study 1A: It is still better to avoid purchasing a unit at stack #54? If possible, also try to get a unit at #56 as a last resort. Given that these two stacks are a direct (or closest) path to the future Chinese temple. Case Study 1B: Why is the NE and SW corridor not particularly good when aligned with a temple? Learn more about what is the Devil's Gate and association with a temple aligned NE to SW and the units along this "highway"
  11. Case Study 3: Cannot find any fault with any single common bin lobby within this estate. Kudos to the planners of this estate. Even the Bin Centre (PWCS) is well placed in this estate.

  13. Case Study 1: Should I be concerned with the future Chinese temple and/or the Mount Vernon Funeral Parlour? How far is far? 1. No! Not at my backyard! 2. Generally, this development is considered a distance away especially from the future Chinese temple. Furthermore, most of the stacks are buffered by the Precinct Pavilion, Bin Centre (PWCS) & ESS. 3. Fortunately also none of the stacks/units will be directly facing this Chinese temple. 4. Nevertheless, we can understand that there will always be a stigma by just staying near-by no matter what. 5. Thus not so much of Feng Shui, more of a monetary consideration, why not avoid stacks 154, 156 & 158. 6. Okay, there is another reason.... staying as far away as possible from the PWCS. 7. Okay, this is purely conjecture...
  14. Case Study 4: Is it okay if my unit faces a school? 1. Stacks 522, 524, 526, 532, 533, 544 and 546? 2. Do visit this link to read about it:
  15. Case Study 3: My bad or Your bad? = Common Bin Lobby and Bins x 2 1. Okay, I am not buying! 2. It will certainly be your BAD if you purchase such a unit. 3. You mean 108, 110, 516 and 518? Yes! 4. Blame this on the planner(s) of this estate. Hmm...
  16. Case Study 2: Try to avoid #02-528, #03-528, #02-530 and #03-530 which are affected by Sha Qi from the traffic along the service road.
  17. Case Study 1: Stacks / Units with potential afternoon sun 1. For some Stacks/Units, although there is no afternoon sun towards it's frontage e.g. living room, bedrooms; but may have afternoon sun soaking into the wall shared with the master bedroom. For example stack #108. 1.1. Thus, there can be a situation where in the evening heat may ooze out of the master bedroom wall. 2. For Stack #520 the higher the unit, the more it may be affected by the afternoon sun. 3. Okay what's wrong with the afternoon sun? 3.1. For those who had experienced living in a home with (direct) afternoon sun can attest to how hot the home was. 4. Just last week, I had a former client who sold their afternoon sun unit at The Canopy. The husband resigned to the fact that the unit was hot. Fortunately, the unit was sold. And we were at a potential re-sale unit to see if they can or cannot buy it. LOL Related:
  18. Case Study 3: There is a curve towards stack #115. This can affect (Sha Qi) lower floors Feng Shui. Thus if possible try to avoid #02-115 and #03-115.
  19. Case Study 2: Lake view can be a double-edged sword! 1. Stacks #103 and #105 = Great lake views.. but...but... affected by direct afternoon sun... 2. Okay, we " 107, 123, 125 and 127 " also have lake views.. but.. but ... also. 3. Pity us! 129, 131, 139 and 141 have afternoon sun but no lake views! How's that? A double whammy?
  20. Case Study 1: HDB Parkview Bidadari can be called a complex site where its external has a myriad of elements: 1. Alkaff Lake U/C 2. Bidadari Park U/C 3. Memorial Garden U/C = hopefully this is not a columbarium. 4. Site reserved for Mount Vernon Funeral Parlour Complex 5. Site reserved for High-Rise Nursing Home & Polyclinic 6. Electric Sub-Station at Alkaff Crescent 7. Particularly above Paras 3 to 6 may suddenly trigger red-flags for house-buying smart Singaporeans and PRs. 8. Devil's Gate: Devil's Front Door at NE and Devil's Back Door: 8.1. Best if one can consider stacks 147, 149, 151 and even 137 as a last resort. 8.2. Alternatively, best to take extra care if one wants to place an altar especially for these four stacks. Reference resource on Devil's Gate:

As this photo was not taken standing directly at the front door looking out.. but at an angle; based on this slide, there might or (might not be) a potential sha qi from the roof-line as shown in red: Honestly the other photo is not very clear. But if it is bedroom one can easily install a day curtain and leave it drawn permanently (unless one needs to open the window(s).

This stall is at Block 724 Ang Mo Kio Food Centre called Happy Garden Opted for the $4.50 instead of the $3.50 Very generous amounts of noodles... until cannot finish it. Equally generous are the ingredients.. such as three whole succulent pieces of prawns. At other places the prawns are dry and in halves! Also generous amounts of sliced meat.. a few with fat oozing out. They automatically give a chunk of fried pork lard pieces. Unfortunately these taste state as in not wok-fresh. Otherwise the sauce is I won’t say it is outstanding but not overpowering with garlic (if any). Some durian distract around the vicinity To be honest, I was hoping for the Satay Bee Hoon stall to be opened.. But frankly, it is but a dream. Given that such stalls cater more to perhaps the evening crowd. LOL Tried this stall previously.. missed it today!
