  1. Case Study 2: Is the location of the Water Tank position found on the Sales Brochure useful? 1. Recently a few Sales Brochures started to include the location of the Water Tank on the roof-top. 2. What's the concern? 2.1. Under the I-Ching water represents difficulty, thus it is recommended not to have a home with the water tank directly above it. 2.2. Even if the water tank is partially above a unit, this is consider less than ideal. 3. A few years ago, a client was house hunting around Hillview. 3.1. We went into a top floor unit of such a development. And could see traces of leak from the above. 3.2. Since what stands between this highest unit is the roof-top. 3.3. We went out to the emergency staircase well and saw a glimpse of the water tank directly above the unit. 3.4. What I suspected was that the water tank has to be bolted onto the roof-top. 3.4.1. I believe that due to the daily expansion and contraction, the bolt could have moved. 3.4.2. Thus perhaps, if the water-proofing is dry or not flexible, this frequent expansion and contraction may result in perhaps hairline cracks. Thus as a result, rainwater easily finds it's way into the unit. 3.4.3. Okay, you can say that such defects is the onus or responsibility of the condo management or MSCT. 3.4.4. Sometimes due to costs and time need to locate and fix the leaks, damage would already have been done. Especially if the leak falls into the parquet teak flooring. 3.4.5. Teak flooring often as a result of this turns black. And in some cases shrink.
  2. Case Study 1: I was curious to know what was the initial VS on the site plan! 1. Recently, I was preparing a House Hunting (Can or Cannot Buy Review) for a client. 2. I realise that the unique initial VS. Which I understand is the Ventilation Shaft for the basement carpark. 2.1. For ventilation of basement carpark to avoid the danger of too much deadly carbon dioxide. 3. From observations of the Fourth Avenue Residences site plan, seems like these VS are around the perimeter of the development. 3.1. And not directly below a PES unit. 3.2. This was because in the past, had a client who previously collected their new home key. 3.3. To be disappointed whenever the windows of a bedroom was opened. This development had a basement carpark ventilation fan turned on at specific timing. The fan was making quite a din.

  5. Case Study 4: Should I be concerned with the near-by Electrical Sub-Station (ESS)? 1. This is related to a Stigma. Given that so far there are no known issues with living close to an ESS. 2. Thus even if science shows that there are no adverse issues with such an ESS. 2.1. There are always some who have heard that it is inauspicious and thus already closed their minds to it. 2.2. More so, if in the future, a potential buyer has this "fears". Thus may or may not affect future re-sale value.
  6. Case Study 3: Location of Common Bins and Common Bin Lobby 1. It is still preferred to consider a stack like #107 and various others in this development - IF POSSIBLE. 2. While stacks like #105 is not perfect, but at least further away from it.
  7. Case Study 7: Sample of a possible Sha Qi or Poison arrow from a neighbouring rental Block 590A 1. A possible Poison arrow from the sharp corner of Block 590A around Stack "#A". Either from the staircase landing or the corner of Stack #A. 2. Please note that this is only a sampling. There may or may not be more poison arrow(s) around this development.
  8. Case Study 6: Front Door facing a long corridor? 1. Candidate 1: Stacks #607 & #615 = Yes 2. Candidate 2: Stack #629. Yes, it is facing a corridor. Fortunately, it is not a long corridor.
  9. Case Study 5: Sample of Fire at Heaven's Gate Stack/Unit #619 1. Eye-balled a stack/unit that most likely have the "Fire at Heaven's Gate. 2. Please note that this is just a sample and may not be conclusive for HDB Costa Grove. 3. To find out more, please check out this link:- 4. Looks like stacks #585 and #539 equally may be affected by this.
  10. Case Study 4: Kudos for great placement of the two Precinct Pavilions 1. Out of sight, out of mind-:) 2. Equally out of sight. Although still close-by (expect some noise level) but fortunately, there is a buffer = stairwell between the PP and stack #685:- 3. Really cannot ask for more. Close to Perfect, here!
  11. Case Study 14: Any issue living close to an Electrical Sub-Station ESS? 1. Scientifically, there is no known issue living above an ESS or close-by to it. 2. It al boils down to a stigma. Unfortunately, stigmas sometimes are diffcult to be shrugged off! Therefore, safest try to avoid lower floors or if such specific stacks/units: stacks #158, #160 and #107.

  16. Case Study 13: Should I be concerned if my unit faces a school? 1. Generally, no issue. More of a Stigma. 2. To have a better understanding of the concerns (if any), please check this link's Part 3:

  18. Case Study 12: Site reserved for place of worship 1. Still not known whether it is a Chinese / Indian temple, Church or Mosque. 2. No matter what, there is often a stigma especially one's home faces such a facility. Even if stacks like #136 and #138 does not directly face it. 3. For stack #140 only from the service yard area can one visibly look directly towards this facility. Related:

  20. 1. Some Singapore Feng Shui Masters, particularly those with ancestral connections, operate under the guise of a Feng Shui Store. 2. They often choose to give their store an appealing name such as "Lifestyle...". 3. Always asks: "Must I buy from YOU?"
  21. These are some considerations: Part 1: PP and DOP 1. From current examples from completed sites, usually 2nd storey units are affected by the roof-line(s) of the DOP. 2. Fortunately, since the DOP is not directly at either 321 and 323's frontages, the specific DOP is a non-issue. 3. It is true that mostly likely #03-321 to perhaps #04-321 may have an indirect view of the PP. But fortunately, only unless one is such a "busy body" to constantly look towards the PP. 4. In fact, two actual stacks 343 and 345 are the ones that directly face this PP. 5. Usually, PP's of newer developments often do not have that frequent wakes = Touchwood! Especially since mostly occupied by younger couples. 5.1. Unless lots of the couples have elderly staying with them. (Malay weddings.. not sure.. though). 6. Thus for low floors of 321 and 323, maybe, just maybe occassional "noise" coming from the PP. 6.1. And I believe, even so, there is perhaps a restriction like say? 10pm... not allowed any "noise?". While frankly, 323 is the least of an issue - if any. Part 2: DOP and Sha Qi from stack #329 towards stacks #321 and #323 7. The easiest way to see if a unit is affected or not by Sha Qi is to draw similar YELLOW highlights. 8. One will notice that the DOP is no where near this YELLOW highlight. 9. However, one will notice that #329 is in the way. 9.1. This type of Sha Qi is a TYPE 2 - Poison arrow. To learn more, click this link:-
  22. Case Study 11: Both plots belong to the state. Yet, they are divided in an odd manner. 1. Why like this (in yellow)? 2. Okay, the above is considered mild in comparison to this Garden Vale @ Tengah:- Credit: Streetdirectory.com 3. Hopefully, HDB has a good reason for such a sub-division of territory. 5. And yes, the planner(s) of Parc Residence and Garden Vale must not be allowed ever to plan roads and highways. LOL
  23. Case Study 10: Potential Poison Arrow(s) from sharp corner of MSCP aimed towards lower floors of #124 and #194 1. As the MSCP is 4/5 storeys high, best to purchase a higher unit often to be safe, greater than 6 or more levels high. 2. Even if the unit is higher than the 4/5 storeys; there can also be the lamp posts on the roof garden. 2.1. These lamp posts can equally be a potential poison arrow if aimed to say unit 130 window openings.
