Case Study: Smart Home System 1. Understand that purchasers of a unit at Piermont Grand will have several Smart Home Systems like the "Our Smart Home Gateway"; "Smart Voice Assistance"; Digital Lockset (Perhaps Yale model). 2. Most buyers will often not rely solely on these for their purchase decisions. LOL 3. In the recent iNz Residences; I understand from a client at iNz Residences (just T.O.P.) that some of them had paid extra for a smart home system to learn that the extra they paid were either outdated and/or more inferior than what was provided to some of the residents who had not paid for the extras. 4. Caution prevails that the home is about 2.5 to even as late as 3.5 years later. And obsolesense is a major consideration, today. And electronic products age very fast. 5. Furthermore, often, such a system's shelf life at most coud perhaps be 5 or at most 10 years. Take the notation of the coming telecommuncation 5G systems..as an example. Where the 2G is now obsolete... 3G too slow... etc... 6. By coincidence... this article....

Part 17: Piermont Grand Site plan Legends - a recap from Part 7.... since this "new" legend is more compartmentalised and clearer than the first version.. 1. Avoid, avoid, avoid categories are proximity to Bin Centre, Substation, Transformer Room and Genset, MDF Room and Carpark Ventilation especially 1st storey (or ground level units). 2. Avoid highest floor where the Water Tank is directly above the unit. 3. Don't like a "noisy" unit? Then avoid Children's Play Pool.. and anything else to do with children. 4. BBQ.. smell - then avoid lower floors where the wind can carry the smells from the barbaque pit such as No. 24 Party BBQ Pavilion, Spa BBQ Pavilion, BBQ Pavilion with Community Garden. 5. Avoid low floors near the Recreational Tennis Court. 6. Avoid units facing the roof-line(s) of facilities (if any) such as the Club House Function Room... 7. In GENERAL, the safest bet is of course higher floor units... erh.. higher the better?

I like this design... as it means that one can safely open any windows (of course) not too wide on heavy winds and rainy days.... So far... touchwood... does not see a whole lot of birds perched on these RC roofs... Did an audit... in one of the offices.. here... Prata ... is not exactly healthy... but it is not a heavy meal... quite suitable in the morning... Curry.. with tumeric... and lots of spices... help to keep dementia away.... Around Chai Chee Road one of the Blocks 6x... Huh? "Let's grab a piece of it." LOL!

Case Study: Why is it acceptable for the central rubbish chutes to share the same wall as the kitchen? 1. Early HDB flats of the 1970s till the 1980s have an internal rubbish chute within the kitchen area. Often, it is found below the sink. 2. Common sense + considerate neighbours come into play.... 2.1 It is not perfect because the three stacks/units #179, #181 & #183 must bring their rubbish past unit #182's main door. 3. Hopefully, there is no dripping liquid or spillages from these garbage... 4. Thus common sense says that if one has considerate neighbours that's fine! Otherwise, acceptable but again NOT PERFECT, here. 5. In the last two years, there were some HDB new estates where HDB sold a unit with the living room sharing the same wall as the rubbish bins. Question: Thank you for the prompt response, the rear of the funeral home is about 100 meters West or NW of my of my bedroom window. At least it is not in a NE-SW alignment. An addendum to Question 6 Further to what I mentioned above, I use the Lift well as a guide to the placement of the centrepoint of the Feng Shui chart on all four levels.... Question: 7) for a unit with upstairs and downstairs, how do we assess the upper storey? Some master bedroom is upstairs. An example of a landed home with: 1. Ground Floor 2. 2nd Storey 3. 3rd Storey and 4. Attic In this sterling example, the attic is smaller in size than the rest of the other storeys. See how I mark the centrepoint and sectors of this attic in relation to the rest of the floors. This is similar to many Condo Penthouse units where the upper floors may not be as big as their Level 1. The attic has a smaller footprint.... If one takes a careful look, one will notice the private lift well. I use this to reference and indicate the centrepoint of all FOUR levels. Thus where possible, they should in reality stack exactly one-on-top-of the other .... P.S. In my view, the Alkaff Courtview land plot is generally favorable. (It can be regarded as a propitious site for burial in the past). Residents are likely to thrive. The individual units are determined by the bell curve. Even though the plot is somewhat elongated or 'vertical' in relation to the afternoon sun, there are still numerous stacks/units that remain unaffected by the afternoon sun and/or are only partially impacted at the frontage. I plan to visit one of these developments soon to assess the situation, as it has just received its Temporary Occupation Permit (T.O.P.). I will certainly bring along a few of my Loupans specifically for 'Yin Feng Shui' to evaluate the site.... One of the hidden advantages in Feng Shui is the presence of birds. I hope that when the Bidahari Greenway is completed, one will be able to observe some life there. A location lacking birds... hmmm... P.S. I conducted a brief assessment of the effects of afternoon sun at HDB Alkaff Courtview: Please note that the above list is not exhaustive. Nevertheless there is a fair amount of stacks/units that are literally not affected by the afternoon sun. Wow.... - Or wr can use the himalayas salt lamp?
