  1. A 2007 streetmap shows that the site was formerly an enbloc development called Rainbow Mansions: Although the site is directly above a fork road of Grange Road and Chatsworth Road; there is no significant Shapes and Forms issue.
  2. Under Shapes and Forms: A single “point-block design is a safe design. As it allows Qi or wind to flow around it.
  3. At time of writing.. no site plan or floor plans available, yet. Last checked on 21 August 2018... the descriptions of bedroom types and even an artist impression is available. Otherwise... hmmm
  4. Part 5 - A close look at Sale Brochure Site plan features and functional areas in the development 1. Red flags are tareas such as the location of the Bin Centre, Substation and Emergency Backup Generator Set 1.1. A unit close-by to a Bin Centre is a no-no. Even overlooking or have a view of the Bin Centre is the last thing one should consider. 1.2. Although there is no concrete evidence of the effects of living close to a substation; however, there is a strong stigma attached by many that it is inauspicious to live next to or close to a substation. Since this is the case, why give yourself the unnecessary concern. It may also affect the subsequent resale value of the unit. 1.3 This is a huge piece of equipment: the size of a shipping container (1 or 2). Often, it is placed at a distance away from the blocks. Rarely used. But they do test this equipment once in a while. Here, the fumes from the burning of diesel oil can be smelled.. 2. Are you addicted to BBQ smell. Or love the aroma of BBQ or cooking smells. If so, it is a happy marriage. But many prefer not to have a unit close-by to this. As the smell can last quite long especially the winds blow into one's unit. 2.1. For privacy issues, many would prefer to not purchase a unit facing or beside a BBQ , Cooking or Dining pavilion. Here, invited guests or activities may disturb our privacy. And such pavilions may be a magnet for ants etc... 3. Children's play area incorporating: Children's playground, BBQ pavilion, wet play area and kid's pool with water spouts. 3.1. Some want a quiet weekend and on public holidays. If you are the kind who likes serenity; then best to stay clear of units facing and even up to 8th storey high near to such places of activities. 3.2 However, if you love such sounds.. go ahead.. make your day.. not mine or ours...

  10. Until the late 1970s, the Stars @ Kovan served as a Customs Station. Although the church remains standing today, it is located directly north of the site. The name of the church is "Glad Tidings Church". This church was established by a European couple from Finland at the same location since 1957. This is the reason it possesses a distinctive name, in contrast to the more common denominations such as Methodist, Anglican, Adventist, or Catholic Churches typically found throughout Singapore.
  11. Most homes can be looked at and improved upon. Below are some of the ways Feng Shui can be applied:- 1. Feng Shui Triage Proper trouble-shooting is required. 2. Fix-the-Leak, First! Easily three or more major problems. 3. The Concept of Maximizing Marks Hopefully from a FAIL to a PASS or better!
  12. Part 8: Under symbolism in Feng Shui, it is inauspicious for the stove to share the same wall as the WC / sewerage piping Type D where the stove and WC exactly shares the same wall.
  13. Part 7: Water classics and Principal Garden In general, the canal flow which is parallel with Principal Garden site is acceptable. This is not Feng Shui. But often, there is a higher chance of termites (infestations) in the lifetime of the development. As the soil beside such canals can often be damp. And this is good for termites.
  14. Part 6: External central rubbish bin(s). Hopefully the rubbish bin is not beside the main entrance door or facing the unit main door directly. More...

  16. Part 4: The streetmap of 1984 shows clearly that this was predominantly a HDB housing estate: How the site looks today; And how the site looks like in 1966
  17. Part 9: Avoid posting questions specific to a unit or units. Learn why?
  18. Part 8: Other External factors or "threats" if any 1. Please see below: Especially for those who are considering lower storey stack #07 or even #06; it is good to know what building (circled in red) is? Bin centre? Sub-station? 1.1 Less than ideal if it is a bin centre. Especially since low storeys of stack #07 and even #06 can have a view of it (subject to landscaping at Margaret Ville). 2. "White pollution" or noise from MRT trains on a daily basis during it's official hours. 2.1 This might be a concern for certain floors of stacks #03 and #04. 2.2 As the development has not been built; one can only guess that lower stacks may get train movement noise. 2.3 I am more concerned with this U shaped area marked as "X". 2.3.1 As often, such an area tend to capture or "magnify" train movement noise in particular. 2.3.2 Even if one claim that the MRT trains are running at stacks #04 and #03 unit's side. For some.. could say "what is the issue, here?" A parabolic reflector that can magnify MRT train noise: 2.4 Of course, lets hope that the noise levels from the MRT trains are not as bad as mentioned above. Plus nowadays, LTA also installs side panels to further reduce noise. Hopefully this helps. 2.5. Thus it is a good thing that planners have placed Margaret Ville Block closest to NE or the main Margaret Drive road side. 3. Church and Church ancillary buildings 3.1. Do look out for sharp corners (if any). Good news is that this is highly unlikely as these buildings are parallel to Block 20 Margaret Ville. 3.2. As the Church building is closer to Commonwealth Avenue; most likely the Church cross is not facing any units. If there is will be at stacks #01, #02, #03 or #08 side. 3.3. Under Symbolism, it is always best to avoid a unit's frontage e.g standing inside the living room looking outwards facing a church spine (cross) or a school clock.
  19. Part 7: Any external threats - existing or future from nearby buildings (if any). 1. Potential existing threat from Queensway Secondary School zagged sharp corners (poison arrows) as shown by marking "A". 1.1. Hopefully these does not aim towards #04, #05 or #06 (if any) if it is aimed towards an opening such as a balcony or bedroom windows. 2. Another potential poison arrow is shown by marking "B". Hopefully as stacks #07 and #08 don't face NE direction which is the plot marked as "B"; then it is safe to say that there should not be a future threat (if any). Crossing fingers. 3. This is just a rough guideline:- 3.1. From this attachment, it shows potential arrows (if any) aimed towards stacks #04, #05 and #06: 3.2 Subject to: A. Onsite look at the school building or it's exact height. B. The estate seems to have trees that may one day raise to 3 or 4 storeys high. Caveat Emptor.. let the buyer beware.. Nothing beats going onsite to have a look.
  20. Part 6: Using street map to double check the compass reading taken from the Sales Brochure of Margaret Ville. 1. In the past, there are instances where the Sales Brochure got it's North marking so wrong. 2. As Flying Star Feng Shui requires a compass reading; and since the development has yet to be built or accessible. Such as often, after T.O.P.; it is often good to use any street map. 3. For instance, I used onemap.sg. This map system uses the government survey data.gov.sg map - done by professional surveyors. 4. As this development follows the contours of the plot of land, I was able to use a protractor to measure the compass degree of the major Margaret Drive road. 5. Good news is that the compass readings identically matched above Part 5 : that of the sales brochure's North marking exactly. 6. Thus, there is a high confidence, here. 7. Most likely the above did not consider the landscaping of Margaret Ville. 7.1. Landscaping is a double-edged sword. As sometimes, the landscape can block these three potential poison arrows. Which is good. 7.2. But in other situations, mature tree trunks of own estate could create a situation of "scoring own goal". 7.2.1 For example, if the tree trunk slices towards a unit's opening such as a balcony opening or windows... this would result the tree being a potential poison arrow. Thus this is like scoring own goal!
