Margaret Ville by MCL Land @ 20 Margaret Drive - Which Units are Lucky?
Part 5: Flying Star Feng Shui of Margaret Ville Based on the Sales Brochure site plan: A. Stacks #04, #05, #06 & #07 faces NW2 NW2 has the auspicious water wealth #8 at it's frontage. For this development, the pool water is to the SW of the development, closer to Commonwealth Avenue. Even if no real water at the frontage of these stacks: there is another form of "water". Known as virtual water or simply clear unobstructed view (especially higher floors). This can be considered as an alternative to real water. Here, just imagine birds can fly freely at the frontage of Stacks #04, #05, #06 & #07 is good enough. Some may even want to activate a water position at the balcony to enhance luck. However, this side of the building faces afternoon sun (at an angle) all year round. Other than this, the rest of the sectors on this home has imbalances. If the master bedroom or a bedroom is located at West sector of the home: be careful of frequent sickness B. Stacks #01, #02, #03 & #08 faces SE2 SE 2 facing has the water wealth star at it's frontage. Again, there is no real water at this side of the frontage. Same goes for the comment similar to NW2 under Para A. The rest of the stars in other sectors are inauspicious. And may need to be disarmed Good, if the main door of the house has a "mountain" support. As some sales brochure have inaccurate North compass markings, I need to do an additional confirmation using one of the electronic streetmaps like streetmap.com or onemap.sg .

Margaret Ville by MCL Land @ 20 Margaret Drive - Which Units are Lucky?
Part 4: Case Study of Sales Brochure usually don't show the location of the central rubbish bin(s). Hopefully it is not beside the unit's main door or facing the main door. Given that there is no internal rubbish bins for each of the units; all the more to confirm the actual location of each storey's central rubbish bin(s). More under this link:- Please request your respective agent to get hold of the entire floor plan to have a clear understanding of the actual location of the rubbish bin(s). Some developments have two: recycling and common. Many of my clients had insisted on this and yes, if the agent wants to earn your business... will have to get this for you.

Part 3: Type D1 layout plan stack #08 and Shapes and Forms Feng Shui Under Shapes and Forms Feng Shui, it is less than ideal to have the WC (and sewerage pipe) beside the main door: In the above layout, it is also less than ideal to have bath 2's shower wall sharing the same wall as the stove.

Margaret Ville by MCL Land @ 20 Margaret Drive - Which Units are Lucky?
Part 2: Formerly the plot odd land that Margaret Ville Condo now sits on used to be part of (school field) Queensway Secondary School . 1. Above this plot was New Town Secondary School. Queensway Secondary School is still there today: Northwest of Margaret Ville. 2. Margaret Drive got it’s name from Princess Margaret, Countess of Snowdon. 3. Princess Margaret happens to be the younger sister of the present Queen Elizabeth. In fact many of the nearby surrounding areas were named after the royal family like Prince Charles Square., Prince Philip Avenue etc.. 4. Thus for those who are not aware of how Margaret Ville got it’s name. 5. In 1966, this site: Margaret Ville is 500 metres from the former Queen's Circus: a busy intersection, then.

Margaret Ville by MCL Land @ 20 Margaret Drive - Which Units are Lucky?
Part 1: Sales brochure resources 1. Margaret Ville is a single 40 storey block Luxury Condo develpment by MCL Land of Hongkong Land Holdings. 2. One of the most recent completed project by MCL Land was Sol Acres EC. The largest EC in Singapore at Choa Chu Kang. 3. Margaret Ville is a 99 years leasehold property with a total of 309 residential condo units. 4. Estimated T.O.P. is in December 2021. Or under Flying Stars Feng Shui is under the last three years of Period 8. (Period 9 stars from year 2023). 5. There are a total of three basement levels but with only 250 parking lots. (Nowadays, a developer is allowed to have around 80% car parks to total number of units. The only concern if every occupier has one or even two cars. Crossing-fingers - good news this is not Feng Shui though.) 6. This development sits on a perfectly rectangular plot of land. Which is a plus under Shapes and Forms Feng Shui. 7. As compared to many recent launches in Serangoon. Where the plots are irregular in shape. Such as the Affinity and Garden residences. 8. Under Shapes and Forms Feng Shui, it is equally favourable that this is a single block of flats. 9. Such a single block is good as it allows for natural flow of qi around the entire block vs developments where several blocks are clustered together. 10. Under Shapes and Forms, it is good that the developer has placed the single block closer to major Margaret Drive (Northerly) vs placing the block closer to the busier Commonweath avenue. 11. This simply means that the stacks closest to Commonwealth avenue will not be affected by the busy traffic on this road. Instead, the less traffic service road: Margaret Drive.

Poison arrow angle
Sorry, I have missed this previous posting. The red vertical line as marked by A can be a potential poison arrow. Some geomancers would consider the yellow area or slanted wall as a sha qi: as it blocks part of the main door.

I have posted additional resources. Especially the interior layouts and what to take note of. When we went to school, each of us have classmates that are always Top students. There are also the average students and lastly unfortunately some students are at the bottom of the class. Thus each project will also have the good, the average and not so good ones... This is based on the bell curve. Sample illustrations on bell curve can be found under this link:

A small enhancement but a giant aid
There is something special in this HDB estate. For example, it does not costs much to add this to the hard to see lift buttons overlay. Making the difficult to see buttons clearly visible: Looks classy: Functional table with Chinese chess set overlay + easy to wipe stainless steel table-TOP:- Location: Canberra Road flats facing Sembawang MRT station:-

Is it ok for the fengshui to remove master bedroom door?
In my opinion, the correct way to properly look at such changes is: https://www.geomancy.net/wiki/Feng_Shui_Triage For example, plotting Flying Stars to look at each sector carefully. What happens if bedroom 3 has bad flying star numbers like #2 = sickness, #3 = quarrels or worse #5 misfortune or sickness. If this is encountered then strongly recommended to maintain a bedroom door. Other considerations also the ba zi of individuals or combinations to see the favourable directions. +++ In Summary "The correct way to properly look at changes in Feng Shui is to carefully analyze each sector, such as plotting Flying Stars, and make adjustments based on the specific issues encountered, such as bad flying star numbers or unfavorable ba zi combinations. This can include maintaining a bedroom door if necessary and considering the ba zi of individuals to determine favorable directions." Master Cecil Lee, Geomancy.net

Need help for Altar location
There are two main considerations: 1. To the highly or ultra-conservative: it is less than ideal. To some even consider this “disrespectful” to do so. 1.1 Not to say that the fan may be from the illustration shown; directly above the figurine. 1.2 Plus there could be some vibrations or sound from the fan. Especially if it gets older. 2. Common sense: Ithe purpose of an exhaust is that air can be sucked from one side and blow out of the other. 2.1 In your illustration; it is merely blowing the exhaust into the concealed box. And since there is no proper outlet: there will not be a proper suction. And later the ash would be circulating within the ceiling box...

OUE Twin Peaks condo
Case Study: Bed sharing the same wall as a TV set 1. TV sets may have varing EMF radiation (if any). Depending on the size of a TV set; we often see it from a distance. Therefore, there is no concern for those who view the TV programs. 2. Who is sleeping behind or sharing the same wall with the TV set (may or may not be a concern) 2.1. From the layout plan: looks like there is a thick wall between the TV and a bed. If so, there is no issue. 2.2. Other factors include: type of wall e.g. concrete/ concrete/ bricks / prefabricated walls. This are good as they are a shield from the TV emf (if any). 2.3. But if the wall is a dry wall or gysum wall; then there may be a concerned IF the TV set is mounted at bed or bed-head level plus coincidentally the area where the highest EMF from a TV is also found at the level. 2.4 Fortunalely, if the bed is as shown in bedroom 2; there is no issue given that there is a small part of the "legs" position sharing extactly the same wall as the TV set. 2.5 However, some of us may sometimes switch sides: bed-head directly next to the TV, then less than ideal. 2.6 Of course the simpliest solution is not to mount a TV set within the same level of a bed + the person's sleep position is good enough.

Case Study: Under Symbolism in Feng Shui, it is less than ideal with the bed sharing the same wall as the stove. It does not matter if the side of the bed or the bed-head shares this wall = not good. Tower 1, C2: Tower 1, C4:

OUE Twin Peaks condo
Case Study: 1. A toilet should ideally share one external wall 2. A toilet should not be in close proximity to the kitchen: stove/sink - Tower 2. Type C1 wth #02-12 to #35-12 A. TOILET marked as "A": 1. Please refer to marking in red "A". Generally there is no issue with a toilet with sink and WC at the yard. 1.1. However it is a concern if such a toilet is so close to the Asian kitchen. 1.2. One concern is whenever one closes the lid of the WC seat; whenever, one flush the WC, water will gush into the WC airwell; and because usually many WC seats have some gap where the rubber studs hold it higher; the concern is the micro-droplets from the flush may blow out of the toilet towards the kitchen. 1.3. In addition, if the kitchen door and the Toilet marked as "A"'s door is not closed; it is less than ideal to see the toilet sink when one enters the unit. 1.4 For example in the attached illustration: Standing at marking "X", if the Asian kitchen door + Toilet door of "A" is not closed; one can see that toilet's sink. 1.4.1. Under the premise: If it is not seen, it is no longer a "threat"; then simply close this toilet door when not in use. B. TOILET marked as "B": 2. Under Shapes and Forms Feng Shui; a toilet should at least share ONE (1) external wall. 2.1. This is not so for Toilet/WC marked as "B". Furthermore, although there is a wall between it and the stove; again less than ideal. - Tower 1. C2: (See Below) 3. Good that the Toilet/WC marked as "A" is quite a distance away from the Asian kitchen as it is separated by a utility area. 3.1 Although again, the Powder Room marked as "B" should have at least share an external wall; however, it is not "facing" "B's" WC. Unlike the earlier example. Thus overall, this layout is not ideal; but much better layout than that of Para 1.

Case Study: Before signing the dotted line, check where is the external rubbish bin(s) As the two tower blocks have external rubbish chutes. It is unclear from the various internal layout as to the location of the rubbish chute(s). Thus before signing the dotted line; do check where the central rubbish chute(s). As in the earlier sample layouts of Tower 2 : Type A1 and Type B; good that the rubbish bin or bins (some new developments may have a common and recyling bin) is not beside or next to the main door. Make sure that when standing at the main door looking outwards, the rubbish bin(s) should not be seen direclty from here. Additional considerations some of which may apply to tis development:

Case Study: Under symbolism in Feng Shui; it is less than ideal to have the shower of a bathroom sharing the same wall as the stove Layout of Tower 2. Type B 2-Bedroom. #03-08 to #35-08 Similar examples include Tower 1, B:-

Facing worst position vs sharing the same wall with the toilet wall for Bedhead.
-
Facing worst position vs sharing the same wall with the toilet wall for Bedhead.
Frankly, if one does not sleep parallel to or to be precise: does not have face and mouth directly sleeping sharing the same was as the WC is fine or ok. Thus in addition, if or especially if one does the above and sleeps on the floor; close to the WC pipes; then this might be a concern.

Park Colonial @ Woodleigh Lane by CEL Development Pte Ltd (A subsidiary of Chip Eng Seng Corporation Ltd)
Part 2: Park Colonial sits on what used to be a hospital funded by the American Mission of the Seventh-Day Adventist . 1. The hospital then was called Youngberg Memorial (Adventist) Hospital. as it was named after Paster G.B. Youngberg an Adventist missionary. 2. Some Singaporeans were born in this hospital till the 1990’s. In fact two of my cousins were born in this hospital in the 1970’s. 3. Until recently, it was taken over by the Salvation Army. 4. The building has a Colonial heritage. This could be the reason it was called Park Colonial. 5. The well laid out Bidadari cemetery can be seen well laid out in grids to the right of the map:
