Part 5A: Poor Shapes & Forms Feng Shui with the two Central Rubbish Bins (recycle + common) in RED with it's open corridor in GREEN is next to and close to the living rooms of the following stacks:- Below: sample of one of the stacks: Stacks = #16, #88, #118, #152 & #252 with the above layout Part 5B: The TWO lifts are also sharing the same wall as the unit's main entrance and partial living room areas Thus the above five stacks are less than ideal in Feng Shui. In essence, the combination of the two moving lifts, the central rubbish bin + it's open corridor next to the living room windows.. seems less than ideal Feng Shui situation. Contrast this development with another development also launched in May 2018: Sengkang Fernvale Dew. From the siteplan (see below) one will always find the two LIFTS are standalone i.e. do not share of stacks/units wall. Plus the central rubbish chute + it's corridor are away also from any stacks/units.

Part 4: Male Breadwinner and the inauspicious Fire at Heaven's Gate 1. Do a search in this forum for " Fire at Heaven's Gate ". 2. Generally, a kitchen especially if a stove is directly at the NW cardinal point will be inauspicious for the male-head of the house. Typically this can affect him. 3. This is because NW under the Ba Gua Trigram belongs to the Heaven (sign). And NW also represents the male-head elder of the house. 4. Thus in simple terms: turning on a stove at NW will burn one's Heaven luck = not lucky and also may affect the male-head elder's career. 5. It is thus not difficult to visualise South facing stacks and try to locate stacks with kitchen at NW sector. Especially Flying Stars S2 facing ones. 6. I took a random sample of just two stacks: #06 and #64 with the kitchen at NW:- 7. I can see that there are lots more stacks similar to above. Caveat Emptor: Let the buyer beware...

Part 8: Male Breadwinner and the inauspicious Fire at Heaven's Gate 1. Search for the phrase "Fire at Heaven's Gate" within this forum. 2. Typically, a kitchen located at the NW cardinal point, especially with a stove, can bring inauspicious energy for the male head of the household, potentially affecting him. 3. The NW direction in the Ba Gua Trigram is associated with Heaven and represents the male head elder of the family. 4. In simpler terms, using a stove in the NW sector can negatively impact one's Heaven luck and potentially influence the male head elder's career. 5. It is easy to identify South-facing stacks and look for those with kitchens in the NW sector, particularly those facing Flying Stars S2. 6. As an example, in the HDB Kim Keat Beacon development, stack #562 has a kitchen located within the NW sector. 7. Stacks #534 and #546, highlighted in red, are impacted by the kitchen at NW. These two stacks face S2 with the kitchen located at the Fire at Heaven's gate position.

HDB Sengkang Fernvale Dew BTO launched in May 2018
Part 3: Once upon a time Fernvale Dew sits on a pig rearing area. It served as the entrance to the adjacent Seletar Camp. Seletar Camp was formerly the location for the Combat Engineers, the School of Driver Training, and the School of Manpower Management (SMP). I recall that even in the early 1980s, as we approached Jalan Kayu (heading towards SMP Seletar Camp West), we could detect the unpleasant odor of pigs... Today, part of the Seletar West Farmway roads still remains to remind us that this area was once farmland for rearing poultry, pigs ... circled in red...

Part 3: History of this plot of land: A virgin piece of land directly below once upon a time - Tampines Road. In 1965, this plot of land was virgin land. Roads like Jalan Guan Choon and Jalan Sim Pah have all but disappeared. Including Tampines Road which was rerouted. Elias Road is the only one that still exists today minus the Pasir Ris Village. This streetmap of 1995 shows TPE replacing Tampines Road. With a new road Tampines Avenue 12 joining and leading to a “new” town Pasir Ris.

Part 2: Case Study: Homes at a T-junction 1. While homes located at a T-junction primarily pertain to landed properties, there is frequently a stigma associated with buying a flat that faces a T-junction. 2. Honestly, as previously stated, this issue is largely a matter of common sense. 3. For instance, consider a vehicle that crashes through the main entrance of a residence and ends up in the yard or heading towards the house. 4. In the case of a flat, such an occurrence is highly improbable. To begin with, it is not feasible for a runaway vehicle to enter an apartment through the windows. Moreover, there is typically a service road within the estate and at the T-junction. 5. Additionally, the void deck is generally devoid of anything except for the support columns. It is virtually impossible for a vehicle to collide with not just one, but two or more of these support columns. 6. Regarding HDB Fernvale Dew, the planner made a commendable decision by angling the two stacks 332 and 334 at a 45-degree angle in relation to Senkang West Avenue Road.

Part 2: Case Study: Shapes and Forms Feng Shui and HDB Tampines GreenVines 1. Roads and Slips roads are like water courses and affected by Water Classics. 2. Thus amongst the four BTOs launched in May 2018; this development is the most affected by both the slip roads to TPE and the connecting road between Pasir Ris and Tampines town via Tampines Avenue 12. 3. In the same month of launch, take a look at Kim Keat Beacon arrangement. (See Below). This development has a proposed park right at the bottom of the development. And along the busy Pan-Island expressway:- 4. Yet, HDB Tampines GreenVines placed their park at the quieter under construction road = Tampines Street 62. 4.1 The planners of this development should have followed suit and place their park either parallel with Tampines Ave 12 or along the proposed TPE Slip Road:- Awarded ONE Star. BTW, the best is FIVE (5) Stars... Question: "Mr Geomancer why did you rate this site only 1 star?" Mr Geo: "I gave face to these who had purchased a unit here by giving it at least 1 star. If not, I would usually have given it ZERO stars. Got it? Get it?"

Part 5 - Case Study: Site Reserved for Chinese Temple 1. Under Shapes and Forms Feng Shui, it is less than ideal to purchase stack 1329 which will be facing a future Chinee Temple. Especially at lower floors. 2. The stack beside 1329 or 1331 should preferably to avoided (if possible) 3. If possible, do avoid purchasing stack 1305. Given that at an angle, this stack/unit can have a view of the temple. 4. If the future Chinese Temple is "not clean"; might affect the luck of the residents also of stacks 1325 an 1327. (And even 1321 and 1323 also).

Part 4 - Case Study: Homes at or facing a T-junction 1. Block 467A stacks 1287 and 1289 is considered as facing a potential T-junction under construction i.e. Yishun Street 43. 2. Based on common sense, by right there is no major issue, here. The issue has more to do with landed properties. 3. For example, if a vehicle ploughs through the main gate of a landed home and smashes towards the compound or even the facade a home. 4. Because of the above; there is always a stigma attached to a landed home facing a T-junction. 5. But, look here, this is a block of HDB flats with a service road then the block, a void deck with supporting columns. 6. There is a remote unlikely chance of a run-away vehicle destroying one or more of such supporting columns. 7. But then again, how do you convince skeptics who are concerned that there is nothing to worry about, here? 8. The other consideration is a double-edged sword: 8.1. On one hand, living at upper storeys means unblocked views and perhaps airy. 8.2. On occassions if there are strong winds; too strong a wind would result in sha qi. And may affect health and wealth of those staying in these stacks. One way to control is to avoid opening some of the windows during strong wind conditions.

Part 3 - Case Study: Are there any external threats from sharp corners of neighbouring blocks? Are there also poison arrows from internal blocks/stacks? For example: External block 470B has a sharp corners aimed towards HDB Casa Spring's Block 467B's stacks 1289 and 1309. Another external block 468A also has a sharp corner aimed towards Block 467B stack 1309. As this development's blocks and stacks are not always parallel to each other. This may result in poison arrows: For example: Block 467B stack 1295 has a sharp corner aimed towards Block 467A stack 1283. There are lots more potential threats. Another example is that of block 465B stack 1199 aimed towards Block 466A's stack 1229. Can you spot more poison arrows?

Case Study: Can I rely on The Visionaire's Sales brochure site plan North marking to determine the Flying Star directions? I was able to match the compass degree of The Visionaire's Sales Brochure exactly with that of streetdirectory.com. Both shows 320 degree for block 200 stacks 61 and 62. Compass readings from the developer's sales brochure:- Using streetdirectory.com, I was able to match the compass degree of 320 degrees for blocks 196, 198 & 200:- At this time, onemap.sg's map does not show the block outlines:- Usually onemap.sg updates their block outlines close to or after T.O.P.

Part 6: Location of the central rubbish bins For HDB Kim Keat Beacon, majority of the central rubbish bins are generally well placed. And nothing out of the ordinary. With the exception of Block 267A: where at the main door of stack #540: one has a full view of one of the central bins. P.S. Nowadays, each block has two bins: recyle and regular bins.

Part 5: Is it inauspicious to live near to an Electrical Sub-Station (ESS)? Frankly, there are no scientific proof to say that living near to an ESS is bad:- However, it has more to do with taboos or grand mother tales that one should not purchase a unit close to an ESS. Such as avoid purchasing low storeys of stacks #556 and #558. Unfortunately, sometimes, it is difficult to change one's perception. If so, do give these two stacks (low storeys) a miss.

Part 4: Avoid purchasing a unit in full/partial view of the Precinct Pavilion: especially low storeys such as stacks #530 and #532. Avoid purchasing low level stacks #530 and #532. As these two stacks directly faces the precinct pavilion. If possible, also; avoid low level stacks #538 and #540. In addition: stack #564 is pretty close to the precinct pavilion. Thus do avoid low storeys in this stack. P.S. Precinct Pavilions are locations where wakes/funerals occurs. These "activities" cannot be planned. And sometimes may coincide with one's festive holiday e.g. Chinese New Year etc...

Part 3: External Environment and the site 1. As the PIE slip road slices inwards towards the development; the planners of Keat Hong Beacon did the right thing by placing the 4 storey MSCP as a buffer for the three housing blocks: 265A, 267A and 266A 2. In addition to the 4 storey car park as a major buffer with both PIE and the slip road; 3. Another plus is the Park acting as a buffer with the PIE. 4. Thus even if this site is not as outstanding due to the curved slip road inwards towards the development; all stacks/units are shielded from these roads. 5. The planners of this estate seriously took the environment into consideration. Contrast this to HDB Tampines GreenVines. A pale planning comparision to this development.

Part 2: HDB suggested layout idea and the position of the stove and sink... 1. Under Shapes and Forms Feng Shui avoid placing the stove facing the sink and vice-versa. 2. For the 4-room type, it is perfectly acceptable to have the stove side-by-side to the sink.
