  4. I was blessed with selling a 99 year lease condo unit that had drawn-down to 15 years by the time I sold it. That year, we were required to add an addtional amount of $50 to our sinking fund. As there were more noticeable wear and tear. In 2012 that was the pre-cooling "drastic" cooling down measures. I am no expert now with the property prices. But then (2012) leasehold condos just next to an MRT was fetching around $1,600 square feet. Although some are comparatively larger; few looked at Freehold simple or perpetual homes. As most 99-leasehold owners had believe only experienced purchasing 99-type of units. Perhaps, within their comfort zone. Or to them, had always felt that "the other side" is too unafforable to them. Or found it ultra convenient to have the MRT and bus interchange at their door-step. Frankly, many good freehold condos and private apartments although not as convenient but is just a few bus stops away or walking distance from an MRT station. In a decade or so, the novelty of an MRT station is less of an importance. It is the same thing. I used to purchase Fords, Renault cars etc.. but in my later years only look at Beemers or Merc. This is because all the rest of the brands even Audi had poor resale value. While the luxury ones still keep a second-hand value. Although ultimately is wasting asset. In fact, at that time there were bargains to be had for freehold properties as comparatively these also range between $1,400 to $1,700/-. Provided: they are not like the Fulcrum or The Line. Where the developers paid a hefty sum for the en-bloc and had to charge e.g. crazy prices of $2,300 and above psf. Yet, their units are at pretty noisy junction of Fort Road etc.. Good news for many of us who have off-loaded all our 99 lease homes. Thank God! For those who especially who have children; it is still not too late within the next few years to look for a bargain in freehold properties. Another minor downside with new freehold properties today is that they are smaller. But the recent batch of ECs and 99-year condos seems not much different especially in areas of the kitchen (virtually no yard) and small bedrooms. But surprisingly larger balconies or PES. Today, if you are still looking at a home; both partners do open your mind and consider freehold properties. Even 999-year lease (now around 777 years ain't as bad). Perhaps, within this 5 years, here's your chance to really look at freehold properties .. as a legacy or insurance for you and your family. What about my 99-leasehold? Only the first generation or the first owners benefit from their flats. Especially for Singaporeans; imagine, if one can live >70 years old. And when one really needs the money to live day to day.. that so called 99-leasehold property becomes one's liability. (This is assuming the existing trend that when we are old, we are still adviced to work, work and work till death).
  5. Last month (March 2017), this development: Parc Riviera had sold a total of 114 units. From what I heard from one of my clients who had just bought a unit, here. Seems like all 1 bedroom units were fully sold-out. And the second most popular in terms of sales are the 2 bedroom units. From what I understand, many newly launched developments also share this same trend. Most likely 1 bedroom units have a higher ratio of investors especially for those who had already reaped the benefit from their first generation 99 years HDB flats. And opt to invest perhaps for rental of this second unit.

Formerly it was jointly built via a joint-venture with Mr Benson Ho, 60, a property developer from Invest-Ho Property to develop this 20,000 square feet property. What was unique to this property is that it has one of the last "clear" wells in Singapore. And the family regards this "clear" water as good luck. In the 1950's most bungalows in Katong area for example were only 10,000 square feet. Thus, this site was double the usual bungalow size. This plot by today's standard is large. In it's place are two condominiums.

  11. The coffee shop situated at Block 159 Ang Mo Kio Avenue 4, which overlooks AMK Town Garden West, raises considerable concerns about its cleanliness. The existence of germs is quite troubling. It is recommended to refrain from visiting this establishment, as the staff are probably using the restroom facilities, which raises concerns about the safety of consuming food from this venue. The yellow fabric might first appear to be satisfactory; however, it can potentially contain fecal bacteria and a range of other microorganisms. Take note of these two unattractive panels in the men's restroom. Where is our NEA? How could this be allowed? This raises significant concerns about food preparation, particularly that of the stallholders. It is rather unappealing. The core message is that I have a profound dislike for utilizing restrooms in "Japanese style" restaurants or in the residences of others if such conditions are apparent.

  14. This plot reminds me of the Tip or apex of Upper Serangoon Road. Where around 3 or 4 years ago the last few developments had maxed out the apex of Upper Serangoon Road e.g. HDB Hougang Capeview. Both this plot and HDB Hougang Capeview have in common is that they are on the "morning sun side". This Yishun plot is also at apex of Yishun Ave 1 before it turns towards Seletar west aerospace industry. Thanks to the Seletar Highway..and Seletar aerospace industry the accessibility to this site is a plus point. The difference is that water view units would have to content with Yishun Ave 1 /Ave 8 traffic noise. But a wonderful morning view of Lower Seletar Reservoir. Once this site is up; majority of the once virgin land at the upper stretch of Yishun Avenue 1 would be almost built-up. Good Luck to all new purchases of these four new plots. Overall, there four plots don't look too bad based on Shapes and Forms Feng Shui. In particular the Marsiling plot is squarish. Except that one has to be more careful of units close-by to the petrol station and the spine of the cross on a church. As this can be considered as a poison arrow.
  15. Geylang Plot: Although this site is within Geylang zone; but at best it should be called the borderline fringe. As in my opinion; it seems to be closer to the electorial boundary of Mountbatten (f I am not mistaken) As the major point of entry is from Old Airport Road / Mountbatten vs Guillemard. Next to the vacant former 1st SIR camp. Overall, location, location and location.. worth looking into..

  17. Nan Hua High School's Block 41 has a roof-line that could be a potential poison arrow aimed towards The Clementi Canopy's Tower 16's specific storey. Depending on the height of each individual storey of either Nan Hua High and The Clementi Canopy; it may slice towards one of the storeys. Best to see that it is not a threat; if one collects the keys and suddenly confronted with a flat roof-line. Sample shows the recently launched Park Place Residences roof-line. A visit to the site (Clementi Avenue 1) should give a good indicator of the sha qi (poison arrow) if any from the roof-line. Such roof-lines symbolises a blade. Hopefully, it is not aimed towards a unit's wndows or balcony openings (if any).
  18. NE1 facing: Tower 16: with stacks 02, 03, 04 and 05 with Tower 18: 08, 09 & 10. These stacks has the auspicious water wealth #8 star at the frontage. Particularly stack #08 is considered the most auspicious. Thus, units with water position at the frontage (balcony side) can enjoy good Feng Shui. If so, the sum-of-ten can be activated for : Health, wealth and family luck. If the unit is not facing a water position, then best to place a water position at the balcony area to activate the luck. On the downside; the other sectors in such a home has bad stars that best to be disarmed or neutralised. SW1 with Tower 16: 01 and 06 and Tower 18: 07 11, 12, 13. As the water wealth #8 is at the frontage; water at the frontage is good. It will be advantages if the unit faces a pool of water especially stacks 01 and 06. Or alternatively activate a water position at the balcony area. As such overall, the unit can activate the sum-of-ten. Need though to disarm bad stars in many sectors of the home. To disarm health related considerations.
